About The Position

The real estate project manager role is to effectively design and create solutions for our 50+ Distribution Centers across the United States. The role manages projects to ensure new location and retrofit changes are completed in a timely manner from start to finish. This role uses project management skills, contractor and vendor relationship skills, budgeting skills, and data analysis. The project managers work in conjunction with our distribution center managers and communicates regularly with both internal and external customers The primary function of this position is to provide project and general administrative support in a demanding and dynamic environment requiring detailed skills and experience. The Project Manager will have the ability to coordinate multiple projects and priorities in a fast-paced environment, professional telephone and interpersonal demeanor as well as advanced written and communication skills. The Project Manager will also play an important role in facilitating events and assisting with resolving property management issues.

Requirements

  • Ability to pass a drug test and background verifications
  • Must have a valid driver’s license and a clean driving record
  • Must be able to travel occasionally, including overnight travel
  • Must be able to constantly remain in a stationary position
  • Constantly operate a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer
  • Excell/Word experience
  • Ability to read and understand blueprints, CAD files as well as Municipality code and requirements
  • Strong interpersonal skills, visual, verbal, and written communication skills
  • Leadership skills with an ability to motivate project members, set achievable objectives, maintain a positive outlook, take responsibility, and make decisions
  • Proven ability to analyze and prioritize issues external to the project and develop mitigation plans.
  • Problem solving and decision-making skill
  • Willingness to travel up to 50%
  • Experience interfacing with multiple levels of an organization and delivering in a multi-tasking environment
  • Meticulous attention to detail in matters of proofreading, document processing, and relaying messages essential
  • Ability to take initiative, work independently, accurately and with discretion
  • Must be a self-starter and require little or no supervision, while utilizing time management techniques to organize and prioritize work
  • Ability to develop strong knowledge of company policies and procedures and serve as a department resource
  • Ability to proactively assess support needs and deliver solutions without prompting
  • Intermediate skill in Microsoft Excel, Word, PowerPoint

Responsibilities

  • Determine & define project scope and objectives for renewals, relocations, and greenfields
  • Develop and manage a detailed project schedule and plan
  • Coordinating pre-development underwriting of a project and initial budget analysis
  • Overall project administration, leadership, and technical direction of ground up projects
  • Manage bid requests, create subcontracts and follow through with contract execution
  • Responsible for sending out each projects awarded contract, tracking the status of the contracts, requesting COI/W-9/other documentation, and assist with the writing of subcontracts.
  • Organize, maintain, and track project files and correspondences.
  • Lead and mentor other project team members
  • Provide assistance with resolving property management issues
  • Solve moderately complex problems and interact with other departments to resolve issues
  • Lead interdepartmental meetings to coordinate the opening of new or re-located locations
  • Other responsibilities as assigned.
  • Obtain all pertinent permitting ie racking, signage, fire, security, outside storage, and other permit requirements
