About The Position

Ocean Park Mechanical is one of the premier design-build mechanical contractors in Western Canada and Western USA, with operations in Washington, Oregon, California, Idaho, and British Columbia. By providing the majority of mechanical requirements in-house, including engineering, 3D-design, plumbing, sheet metal, HVAC, refrigeration, and controls, we are a “ONE-STOP” shop for any project. The Project Manager is responsible for the overall management of projects under their area of responsibility. They act as the primary point of contact for all project stakeholders and provide leadership and guidance to project team members. They ensure that our clients’ expectations are met and that projects are completed on time, within budget, and in compliance with all standards and regulations.

Requirements

  • 5+ years of experience in Plumbing/HVAC project management
  • Ability to interpret blueprints, specifications, inspection reports, etc.
  • Significant knowledge of construction methods as well as an understanding of municipalities and the permit processes
  • Experience with managing subcontractors and vendors
  • Skilled negotiator with the ability to track change orders with both owners and subcontractors
  • Ability to ensure accurate completion of project scope
  • Meets sensitive deadlines on a consistent basis
  • Ability to manage multiple projects and tasks at a time
  • Sound knowledge of Building Code and Safety Regulations
  • Strong knowledge of MS Office suite including MS Excel, and MS Project
  • Thoughtful and confident decision-making with high ethical standards
  • Self-motivated and able to lead and motivate team members
  • Good verbal and written communication skills
  • Good interpersonal skills and a high level of professionalism
  • Problem-solving skills and the ability to think and react quickly under pressure

Responsibilities

  • Responsible for oversight of one or more projects/teams at multiple sites or large complex projects
  • Tendering, selecting, and awarding sub-contracts
  • Participate in the design development process to collaborate and value-engineer construction methods to reduce time and cost
  • Conduct Start-Up Meetings and Post Project Analysis to evaluate project success and areas of improvement for future projects
  • Create budgets and other targets for projects
  • Establish a project guideline for each approved project that defines the goals, objectives, risks, assumptions, staffing levels, roles and responsibilities, work breakdown structure, milestones and deliverables
  • Manage all subcontractors and suppliers to ensure quality and cost control
  • Oversee and monitor all trade contractors change orders and owner-driven changes
  • Monitor labor hours and job progress and cost
  • Oversee and distribute project documents where required (RFI’s, procurement, change logs, submittal schedules, POs, etc.)
  • Ensuring applications are submitted for required permits
  • Facilitate weekly meetings with Foreman and Designers
  • Evaluate manpower efficiency and make adjustments if required
  • Manage completion requests for occupancy/close out and create owner manual
  • Act as a liaison between the general contractor(s) and the sub-trades
  • Ensure compliance of all health and safety regulations
  • Resolve conflicts between OPM employees, general contractor, and sub trades
  • Ensure client satisfaction throughout the life cycle of the project
