Project Manager - GC Division Louis Ptak Construction has a perfect opportunity for you. Louis Ptak Construction is seeking a Project Manager for our General Contracting team. You will work closely with the GC division head and other project managers to ensure our projects are completed on schedule and within budget and create the best customer experience.

Requirements

  • 7+ years of experience in project management in the construction industry.
  • 3+ years of high-end custom home building experience managing projects with budgets from $2M - $7M.
  • Strong leadership, communication, and organizational skills, with proven experience managing large-scale, complex projects.
  • Expertise in reading and interpreting construction documents, including drawings, specifications, and reports.
  • Proficiency in project scheduling and the ability to forecast and manage potential delays.
  • Advanced skills with project management and scheduling software, Procore (highly desired), Plangrid, Bluebeam, MS Project, and SmartSheets.
  • Solid understanding of cost management and budget control.
  • Advanced proficiency in Word, Excel (budget management), and Outlook.
  • Highly communicative and proactive management style, with the ability to effectively lead and collaborate on a diverse project team.

Responsibilities

  • Lead and manage the entire project lifecycle, from construction through closeout and beyond.
  • Lead the project team (superintendent, assistant project manager, project administrator), overseeing and ensuring all project requirements are met.
  • Review, understand, and ensure compliance with all contractual agreements between owners and subcontractors. Manage subcontractor bidding and negotiations, including change orders and prime exhibit submissions.
  • Develop and implement cost control measures and documentation procedures to keep projects on budget and schedule.
  • Build and maintain strong client relationships as the primary point of contact for all project matters.
  • Conduct regular site visits (mostly in SF, Marin County, and the North Bay, sometimes Atherton) with the Superintendent to proactively assess project performance and address any issues.
  • Lead estimating and value engineering efforts to maximize project efficiency and client satisfaction.
  • Oversee the monthly submission of progress and subcontractor billings for the project team.
  • Drive the project closeout process to ensure a smooth and successful completion.
