About The Position

The Project Manager is responsible for planning, executing, and closing projects while ensuring they are completed on time, within scope, and within budget. The Project Manager, working in conjunction with the Project Director (PD), will simultaneously oversee multiple residential, commercial, industrial and institutional projects. Project Managers will work closely with PDs on managing project payment terms and collection of all outstanding amounts.

Requirements

Must be proficient in MS Office, Xactimate, Salesforce.com, and structural building experience.
Fluent English, both oral and written.
Strong technical writing skills and ability to effectively express his or herself orally in project reviews conducted among internal staff, before groups of customers or employees of the organization.
Must be in good physical health and be able to meet the medical clearance requirements of an OSHA (HAZWOPER) medical surveillance physical examination and drug screening.
Able to wear full and half face respirator
Able to lift/carry 50 pounds.
This position will require some travel at various times and must be willing to work odd-hours, weekends and holidays as called upon.
High School diploma or equivalent, some college is a plus
Minimum of three years of Superintendent experience in all phases of construction
The candidate will be in possession of a current asbestos, lead, and mold certifications. Will also have llCRC AMRT certification. Such certification shall be issued by a Certified State training provider as identified by OSHA.
The individual must have on file a valid and current environmental physical enabling the individual to wear a respirator.
OSHA 30 hr. construction course
Current State Driver's license
The successful candidate will have a positive attitude, strong work ethic with the ability to follow directions.
Good communication skills and commitment to company safety policy are a must.
Must be legally eligible to work in the United States.

Nice To Haves

Insurance restoration experience is a plus.
A combination of commercial and residential experience is preferred
Forklift operator certification a plus
Bilingual English/Spanish is encouraged, but not required.

Responsibilities

Lead and manage projects from initiation through completion
Communicates professionally with customers, subcontractors and insurance
Provides technical explanations to clients, adjusters, and consultants
Develop and maintain project schedules and budgets
Coordinate internal teams, subcontractors, and vendors
Identify risks and develop mitigation strategies
Monitor project progress and adjust plans as needed
Executes Project Director directions/instructions regarding project payment terms and collection of outstanding account receivable (A/R)
Requests payment from customers upon substantial completion of work and when getting COS signed in accordance with established payment terms.
Coordinates work duties with subcontractors and field personnel.
Provides constructive feedback and direction to complete tasks on time and within budget.
Manage documentation including contracts, change orders, and reports
Obtains all city permits and inspections and/or certified
Observes all OSHA, EPA, SCAQMD
Ensures compliance with all applicable safety
Uses Salesforce to manage projects, run reports, input and manage work orders, and forecasting budgets/labor/material.
