Small Contract Project Manager

About The Position

As Project Manager, you’ll oversee the day-to-day operations of custodial and grounds maintenance contracts across Carlsbad, Artesia, Roswell, and Hobbs. You’ll ensure services are delivered with excellence—on time, on budget, and in full compliance with contract requirements and regulatory standards. This is more than a management role—it’s an opportunity to lead teams, build partnerships, and elevate service quality across an entire region.

Requirements

  • Bachelor’s degree in a related field
  • 3+ years managing custodial/grounds operations (including budgeting and scheduling)
  • 3+ years in a supervisory or leadership role
  • Equivalent combination of education and experience considered
  • Valid Driver’s License (travel required across the region)
  • Ability to pass required background checks, including: General background screening OIG/CMMS exclusions check Driving record (MVR) Federal security clearance processes NM Department of Health fingerprinting

Responsibilities

  • Supervise, mentor, and evaluate staff to build high-performing, motivated teams
  • Foster a culture of accountability, growth, and teamwork
  • Provide ongoing coaching, training, and performance feedback
  • Oversee custodial and grounds services including mowing, landscaping, and facility maintenance
  • Manage schedules, staffing plans, and service delivery to meet contract expectations
  • Monitor budgets, control costs, and track expenditures
  • Build strong relationships with customers, subcontractors, and community partners
  • Lead weekly client meetings to ensure satisfaction and address needs proactively
  • Support recruitment efforts through local partnerships
  • Ensure adherence to OSHA, federal, state, and local regulations
  • Maintain high standards of safety, service quality, and operational efficiency
  • Step in to perform operational tasks when needed to ensure coverage
