About The Position

Your primary responsibility is to assist the real estate sales and development team with new residential projects at the Resort. Wild Spring Dunes relies on 3rd party owned homes as an important lodging option for overnight guests. Managing and exceeding real estate buyer’s expectations is of critical importance to the success of the resort. You will interface with Ownership, team members in real estate, operations, and consultant partners. The Real Estate Project Manager, with collaboration and direction from the Dream Golf Program Manager, will oversee the day-to-day progression of all aspects of the residential design and construction process ensuring delivery of projects on schedule and within budget. Property Description: Wild Spring Dunes will be a public golf resort and refuge with world-class golf, accommodations, and homesites. Two courses are routed with plans established for a short course and practice center. Set on over 2,400 sandy, secluded acres, here you will find dramatic elevation changes that highlight four distinct and diverse ecosystems: towering pines and hardwood forest, open, grassy meadows, rolling hills, and steep ravines carved by spring-fed creeks that crawl through the secluded site. Wild Spring Dunes is an escape, a destination, a place to come together in community – a home for golf and wilderness lovers alike.

Requirements

  • Accredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science or related field will be considered
  • 5+ years of commercial and/or residential construction management experience
  • Ability to communicate in clear, concise and professional manner both verbally and in writing
  • Strong presentation and visualization skills to communicate design ideas
  • Strong organizational skills and the ability to work on multiple projects at the same time
  • Experience with the entire project lifecycle, through post-occupancy.
  • Experience with Microsoft Office, Excel, Project and AutoCAD or similar software.
  • Strong knowledge of architectural building systems, materials, technologies, applicable codes and regulations
  • Strong knowledge of sustainability and integrated design guidelines
  • Comfortable reading and understanding blueprints and drawings
  • Demonstrated knowledge of construction, engineering, and architecture principles
  • High degree of familiarity with contract and subcontract documents, terms, and conditions
  • Ability to hold 3rd party contractors and vendors to timelines and project deliverables
  • Strong leadership and management skills

Responsibilities

  • Act as primary point of contact between real estate buyers and the project team.
  • Coordination of residential design, construction and furniture procurement process on behalf of homeowners.
  • Report directly to Ownership, Resort Operations, Real Estate Sales and the Senior Development Leadership team.
  • Work with 3rd party vendors to ensure projects are being completed in the most cost-effective way possible for the given task.
  • Role requires the ability to be on-site 5 days per week, and in some cases weekends. However, not every week will require on-site presence.
  • Become a liaison between the various resort teams, including in-house and third-party general contractors, resort operations, sales and marketing of new developments and the ownership and management teams.
  • Act as the liaison between Wild Spring Dunes and buyers of real estate at the resort
  • Manage the relationship transition from the Real Estate Sales Team
  • Review home design options with Lot Buyers
  • Coordinate established Bulk, Density and other building criteria with the architect
  • Develop preliminary budget and turn-key project costs, update budget accordingly
  • Implement Resort standard design specifications
  • Select general contractor partner
  • Apply for necessary permits
  • Secure builders risk insurance
  • Assist in construction financing, if applicable
  • Work with general contractor to develop, and keep current, the construction schedule
  • Keep budgets updated, report same to owner
  • Review consultant and general contractor invoices, manage monthly draw process
  • Manage coordination and decision making between the homeowner and consultants
  • Manage purchase and installation of furniture, fixtures and equipment
  • Transition insurance from builders risk to homeowners insurance
  • Punchlist walk through and follow up with general contractor
  • Finalize furniture installation
  • Turnover of the home to resort operations team
  • Coordinate budgeting, scheduling, permitting, and other tasks required to successfully manage the commercial projects (single family residential projects). Recommend value engineering opportunities at all stages of the project.
  • Collaboration with the Dream Golf Program Manager to create and prepare comprehensive development budgets and schedules reflecting all elements of the projects and update periodically.
  • Provide regular budget and schedule reporting (weekly, monthly, quarterly as needed) to communicate status of projects to ownership.
  • Manage monthly draw process, invoice approval and payment.
  • Develop and maintain existing relationships, and create new relationships with architects, engineers, contractors, and consultants.
  • Oversight of design consultants, on-schedule creation of design documents, construction work activities, contractors, subcontractors, and vendors related to day-to-day activities, invoices and hiring.
  • Negotiate contracts with consultants and/or contractors to minimize confusion and maximize each dollar spent on the project.
  • Manage communication and relationships with onsite and off-site Operations Team members.
  • Provide regular reporting for on-going projects.
  • Oversee permitting and compliance with municipal and governmental organizations for all resort projects.
  • Develop process and procedures to standardize this process for the resort.
  • Implement “checklists” to standardize a given process
  • Assist Development and Operations Team with planning, budgeting and scheduling future projects, oversee construction of such projects.
  • Operations Coordinator - Point of contact for projects so all team members have a clear understanding of status and information flow.
  • Become familiar with Resort development plans and recommend actions/design that can be completed to minimize future costs and disruption.
  • Assist with implementation of the resort Master Plan
  • Oversee budgeting and operational coordination of resort infrastructure projects.
