About The Position

This position manages all aspects of the development process, from site acquisition and project conception through construction completion and lease-up for multiple projects. The Project Manager is also responsible for ensuring a smooth transition of the process from development through occupancy and into operations.

Requirements

  • 3 to 5 years of experience in real estate development, including affordable and multifamily/attached residential experience.
  • Strong academic background with a college degree.
  • Three or more years of on-the-job experience in the development of complex projects such as urban and transportation-oriented multifamily housing.
  • Experience in conceptualizing, site planning, and programming multifamily developments.
  • Proven experience in all phases of the new construction development process from site control through entitlement, design, construction, lease-up, and stabilization.
  • Ability to develop and execute community outreach programs.
  • Proven real estate finance expertise in rental and low-income housing tax credits.
  • Ability to manipulate project pro forma and articulate the case for a specific project.
  • Experience managing internal and external teams on development projects.
  • Ability to work with time sensitive material and meet multiple deadlines.
  • Proficiency in MS Office.
  • Valid CA driver's license.

Nice To Haves

  • MBA or equivalent degree in business, real estate, architecture, planning, or finance.
  • Strong knowledge of market dynamics and real estate values in Northern California market.
  • Experience taking several projects through the entire development process.

Responsibilities

  • Identify and test feasibility of potential development opportunities through coordination of physical and financial due diligence activities.
  • Maintain current knowledge of BRIDGE debt and equity underwriting standards as well as state and local gap funding standards.
  • Represent BRIDGE with lenders, investors, contractors, city officials, brokers, peers, and others.
  • Gain approval with Internal Project Committee reports for acquisition, initial development concepts and funding of initial feasibility and subsequent activities.
  • Ensure proper coordination with property managers and other departments to assure compliance with underwriting and development goals.
  • Manage team of consultants and process of obtaining required planning approvals.
  • Coordinate with Asset department, Resident Services, and Property Management to ensure programmatic issues are adequately addressed.
  • Manage and oversee the entitlement process, including representation before municipal and other regulatory boards.
  • Manage community outreach programs to build support for the development program.
  • Contract and manage the design development team responsible for design conceptualization and programming.
  • Work closely with the General Contractor and property management group during marketing and lease-up through stabilized occupancy.
  • Manage the design and construction team to ensure a financially and operationally viable development.
  • Coordinate with accounting to manage construction draw process and maintain lender/investor relationships.
  • Prepare and maintain regular progress reports tracking construction milestones, budgets, and key deliverables.
  • Create and maintain up-to-date pro forma that accurately reflect the project budget and financing plan.
  • Obtain financing for completion of the development, including preparation of applications for state and local financing.
  • Manage project costs and budget throughout the development process.
  • Ensure long term viability by budgeting adequate reserves and operating expenses.
  • Maintain consistency with BRIDGE design and construction standards.
  • Collaborate with other members of the division and the company on special initiatives.
