About The Position

Comunilife Inc. is looking to for an experience Project Manager to join its Real Estate Development team. Under the supervision of the Vice President of Real Estate Development, the Development Project Manager will manage all aspects of the development and substantial rehabilitation of Comunilife’s real estate assets, primarily permanent and transitional housing. The Project Manager will work collaboratively with consultants, architects and Comunilife staff to successfully execute all phases of the development process, including predevelopment, design development, construction, and conversion to permanent financing. In addition, the Project Manager will represent Comunilife at real estate industry, government, community board, and supportive housing events, and support the strategic growth of Comunilife’s pipeline of affordable and supportive housing.

Requirements

  • Bachelor’s degree in urban planning, architecture, construction management, business administration or related field.
  • Minimum of two years in real estate development, including project management in a housing- or construction-related field.

  • Masters degree is preferred, but not required.

Responsibilities

  • Works with the Vice President of Real Estate Development to coordinate key due diligence efforts related to determining project feasibility and securing financing.
  • Collaborating with senior leadership, organizes community outreach efforts, including but not limited to engagement of local elected officials, community boards, and contacting neighbors for site access agreements.
  • Working collaboratively with consultants and Comunilife staff, prepares financial analyses, including project underwriting, operating budget projections, construction and predevelopment draw schedules, cash flow and reserve analyses.
  • Tracks project budgets and expenditures during pre-development and construction.
  • Maintains project schedules and ensures on-time deliverance of key milestones.
  • Working alongside consultants and contractors, assists in preparation of construction timelines and cost estimates.
  • During construction, attends in-person meetings and participate in on-site monitoring and quality control functions.
  • Works with contractors and Comunilife staff to resolve punch list items and coordinate repairs and solutions to building-wide issues.
  • Serves as contact for key stakeholders, including government entities and funders, real estate and supportive housing vendors, contractors, investors, community boards and others. Reports project progress to these key stakeholders.
  • Assists and participates in Year 15 financings and restructures.
  • Assists in planning and carrying out substantial rehabilitation of existing agency housing projects.
  • Prepares responses to Requests for Proposals and Qualifications, including coordinating with partners, government agencies, equity and debt providers, and other private and non-profit entities.
  • Working closely with the senior Housing and Real Estate staff, collaborates on strategic initiatives supporting the delivery of high-quality affordable and supportive housing. This includes property and facilities management, marketing and lease up efforts, and strategically growing Comunilife’s housing portfolio.
