The Project Manager for Construction at the University of Delaware is responsible for overseeing the planning, design, and execution of various construction projects, ensuring they meet the objectives of scope, schedule, and cost. This role involves acting as the primary liaison between the university and external entities, managing multiple projects simultaneously, and ensuring compliance with all relevant regulations and standards.

  • Coordinate projects from pre-design through post-construction phases.
  • Act as the single project liaison and University representative among internal and external entities.
  • Oversee the activities of consultants and manage scope, schedule, and cost factors.
  • Secure all internal and external approvals through periodic reviews.
  • Issue contracts and purchase requisitions for preconstruction activities.
  • Prepare bidders lists for approval during the bid phase.
  • Initiate and conduct pre-bid and preconstruction meetings with bidders.
  • Analyze bids, make recommendations, and award contracts.
  • Manage the project during the construction phase to ensure compliance with contract documents.
  • Inspect work in progress to assure compliance with contract documents.
  • Initiate progress and other meetings to facilitate completion.
  • Review and approve changes and payment applications.
  • Initiate and monitor the building commissioning process.
  • Manage programs to move people, furniture, and equipment as necessary.
  • Manage the project closeout process during the post-construction phase.
  • Supervise the completion of all punch list items as required by the contract.
  • Prepare responses and recommend solutions to disputes or claims that arise during the project.
  • Prepare evaluations of contractors and consultants according to department requirements.
  • Coordinate design and installation of furniture and signage.
  • Prepare reports for administration and project evaluations.
  • Bachelor's degree in Architecture or Engineering.
  • Three years of experience in architecture, engineering, construction, and contract budget preparation.
  • Familiarity with construction and contract documents, cost estimates, schedules, and building code interpretation.
  • Excellent negotiating skills to interact effectively with University personnel and contractors.
  • Ability to work independently and demonstrate strong verbal communication skills.
  • Problem-solving skills to resolve conflicts with diverse groups under minimum supervision.
  • Ability to handle multiple projects concurrently and exhibit strong organizational skills.
  • Thorough knowledge of University policies and procedures is desirable.
  • Working knowledge of Windows, Microsoft Project, Microsoft Office (Word and Excel), and AutoCAD.
