Job Summary The Project Manager – Compliance & Development Support plays a critical role in driving disciplined execution across site-level projects, home infill initiatives, and light development activities throughout the portfolio. This role is highly compliance-driven and functions as a cross-functional partner to Operations, Asset Management, and Development, ensuring projects are properly scoped, approved, documented, and executed in alignment with regulatory requirements and company standards. While this position maintains oversight and coordination of select utility-related initiatives, its primary focus is project management, risk mitigation/compliance, vendor coordination, and operational support for home infill, redevelopment, and capital improvement efforts. Note: Our Project Managers are hands on and travel frequently to the properties that are in our entire portfolio. Must be willing to travel to multiple locations across the country at least once a month.

Requirements

  • 3+ years of experience in project management, operations, compliance, construction coordination, or development support within real estate, property management, manufactured housing, self-storage, or a related asset class.
  • Proven experience managing site-level projects from planning through closeout, including scope development, timelines, vendor coordination, and documentation.
  • Strong working knowledge of regulatory compliance, permitting, inspections, and contractor requirements at the local and state level.
  • Demonstrated ability to coordinate and oversee licensed vendors and contractors while ensuring compliance with contracts, budgets, and safety standards.
  • Highly organized with strong attention to detail and the ability to manage multiple projects simultaneously across a portfolio.
  • Comfortable working cross-functionally with Operations, Asset Management, Development, Finance, and Compliance teams.
  • Proficient in project tracking tools and systems (e.g., Monday.com, Rent Manager, or similar operational platforms).

Nice To Haves

  • Experience supporting home infill, redevelopment, rehabs, or light development projects, particularly within manufactured housing or multifamily communities.
  • Familiarity with acquisition due diligence processes, including site assessments, infrastructure reviews, and execution planning.
  • Working knowledge of utilities, infrastructure, or meter-related projects as they relate to development or infill (not as a primary focus).
  • Experience working in a high-growth or operationally complex portfolio with multiple sites and stakeholders.
  • Bachelor’s degree in Construction Management, Engineering, Business, Real Estate, or a related field (or equivalent practical experience) is a plus but not required.
  • Project Management certification (PMP, CAPM, or similar) is a plus but not required.

Responsibilities

  • Serve as a project manager for site-level initiatives, including home infill, rehabs, demolitions, light development, and infrastructure-related improvements.
  • Support the planning, sequencing, and execution of home infill projects, including coordination of pre-work, vendor scheduling, inspections, and closeout.
  • Partner with Operations and Asset Management to ensure projects are properly scoped, budgeted, approved, and tracked from start to finish.
  • Maintain project documentation, timelines, and status updates to support clear communication and accountability.
  • Assist with acquisition-related due diligence by reviewing site conditions, existing infrastructure, and project feasibility for infill or redevelopment opportunities.
  • Ensure all projects comply with applicable federal, state, and local regulations, including permitting, inspections, and jurisdictional requirements.
  • Maintain organized documentation for permits, approvals, inspections, contracts, and compliance records.
  • Identify potential compliance or execution risks early and escalate concerns to Operations leadership with recommended mitigation strategies.
  • Monitor regulatory changes that may impact development, infill, or site-level improvements and support updates to internal processes accordingly.
  • Source, vet, and coordinate licensed vendors and contractors (e.g., general contractors, plumbers, electricians, excavators) to support infill and project execution.
  • Ensure vendors meet contractual requirements, scope expectations, safety standards, and compliance obligations.
  • Support vendor scheduling, progress tracking, and issue resolution in partnership with site teams and regional leadership.
  • Provide coordination and oversight for utility-related projects that intersect with infill or development activities (e.g., meter installs, infrastructure upgrades).
  • Support utility planning and documentation for new acquisitions and redevelopment projects as needed.
  • Assist with utility-related audits, data accuracy, and system coordination in collaboration with Operations and Finance.
  • Act as a bridge between Operations, Asset Management, Development, Finance, and Compliance to support efficient project execution.
  • Provide operational support and project insight to leadership to help prioritize initiatives and allocate resources effectively.
