About The Position

The Project Director serves as the Owner's Representative, leading the day-to-day on-site execution of a 4-building data center project. This role demands full accountability for achieving all project objectives, ensuring alignment with Owner expectations, key performance indicators (KPIs), and contractual requirements. The director will oversee multiple General Contractors and their subcontractors, managing their performance against schedule, quality, safety, and contractual obligations, while fostering strong working relationships. A critical aspect is leading communication across an integrated project team, including Owner stakeholders, General Contractors, design teams, and other Owner's Representatives, acting as a central coordination point. The position requires strong technical expertise in data center construction, particularly in electrical and mechanical systems, to ensure field execution aligns with design intent and operational needs. Responsibilities also include proactive risk identification and mitigation, partnering with Project Controls for schedule and cost oversight, and leveraging modern construction technology and data tools like Procore, Doxel, and Power BI. The Project Director must operate effectively in a fast-paced, high-demand data center environment, demonstrating agility, discipline, and timely decision-making. Requirements

  • Bachelor’s degree in Engineering, Construction Management, or related field
  • 15+ years of experience in construction, EPC, or Owner’s Representative roles
  • Direct experience delivering data center or mission-critical projects
  • Proven track record of leading field execution on complex, fast-track projects
  • Experience overseeing General Contractors in an Owner’s Rep capacity
  • Strong background in MEP systems and commissioning integration
  • Strong technical acumen in mission-critical construction
  • Deep understanding of Owner’s Rep role vs contractor responsibilities
  • Exceptional communication and stakeholder management skills
  • High accountability and results-driven mindset

Responsibilities

  • Lead the day-to-day execution of the project on-site as the Owner’s Representative
  • Provide clear direction and leadership to the CorePhase project team
  • Maintain full accountability for delivery of all project objectives across the 4-building scope
  • Ensure alignment of all activities with Owner expectations, project KPIs, and contractual requirements
  • Drive a results-oriented culture focused on execution, accountability, and performance
  • Oversee multiple General Contractors and their subcontractors across all project scopes
  • Manage contractor performance against: Schedule commitments, Quality standards, Safety requirements, Contractual obligations
  • Hold contractors accountable while maintaining strong working relationships
  • Identify and resolve coordination issues, execution gaps, and performance risks
  • Ensure all contractor activities align with project sequencing and integration requirements
  • Lead communication across the integrated project team, including: Owner stakeholders (Nexus, ANTs, etc.), General Contractors, Design teams and consultants, Peer Owner’s Representatives (HSE, Project Controls, Commissioning)
  • Share information effectively and appropriately, balancing transparency with confidentiality and contractual boundaries
  • Serve as the central coordination point while respecting formal lines of communication and authority
  • Ensure consistent messaging and alignment across all stakeholders
  • Apply strong technical knowledge of data center construction, with emphasis on: Electrical infrastructure (UPS, generators, switchgear, redundancy systems), Mechanical systems (cooling plants, CRAH/CRAC units, piping systems), Controls and system integration
  • Ensure proper coordination and sequencing of MEP systems critical to commissioning and operations
  • Validate that field execution aligns with design intent and operational requirements
  • Support readiness for commissioning and turnover
  • Maintain a proactive, hands-on approach to risk identification and mitigation
  • Monitor risks across: Schedule and sequencing, Contractor performance, MEP integration and commissioning readiness, Commercial and contractual exposure
  • Drive mitigation strategies with contractors and internal stakeholders
  • Ensure adherence to project procedures, governance, and control mechanisms
  • Partner with Project Controls to: Review and validate contractor schedules and updates, Ensure accurate progress tracking and reporting, Monitor cost impacts, changes, and trends
  • Utilize technology and data tools to enhance visibility and decision-making, including: Procore, Doxel, Power BI dashboards, Internal AI-driven tools
  • Drive a data-informed execution environment
  • Operate effectively in a fast-paced, high-demand data center environment
