Job Description: The Project Coordinator is responsible for the overall successful initiation, planning, design, execution, monitoring, controlling, and overall closure of residential high-rise projects. The Coordinator provides the leadership, planning, organization, direction, coordination, and control to meet the profit and growth objectives on all projects assigned. In addition, this role preparing project labor schedule and budget for all assigned projects and coordinates activities of all consultants and engineers. What You Will Do: Scheduling: Develops, tracks, and maintains project schedules Reviews critical path, and quickly adapts or accelerates projects to meet deadlines Reports, and updates on projects schedule Pre-Construction / Construction Coordination Assist Operations Manager with contracts and accounting/Yardi in all aspects of operations responsibilities Assist Operations Manager with Drone Operations including Site inspections acting as Visual Observer. Reports and updates Operations Manager of project schedule Oversees and tracks material inventory at warehouse and at sites Assists in bid tendering/buy outs/take offs process and contract administration Reviews and costs analysis of material purchase Project documentation, communication and reporting Processes RFI’s, bulletins and submittals Stamps and sends out submittals and transmittals to subcontractors Drafting subcontracts, Manages change orders and subcontractor invoices Coordinates weekly meetings, prepares agendas and takes minutes Organizes and supports, letters and documents preparation, contracts signatures, invoicing, waivers, releases, insurance certs, OCIP etc. Assists in preparing various construction documents, sending out letters and general communication to trades and staff Collects signatures for Preliminary Check Registers and follow up. Management and Leadership: Contract management during projects, making sure files are current Oversees tendering process and contract administrator Overall planning and defining of project scope for all subcontractors, and employees Project resource allocation from internal and external resources. Project documentation, communication and reporting Costs estimating, and budget development in collaboration with project managers and VP of construction Manages changes in project scope, identify potential issues, and devises contingency plans if required Ensures project is built on budget, on schedule and on drawing specifications Performs other duties as assigned. What You Bring: Multifamily residential construction related experience Direct work experience in a project management capacity, including all aspects of process development and execution Experience overseeing large high-rise and podium multifamily and commercial projects- asset Certificate, University degree, or college diploma would be an asset Project Management education an asset OSHA 10 or 30 hour training certification an asset About The Company: Onni For over half a century, Onni has been building communities for people to live, work, and play.
