As a Product Advisor III -REBA within PNC's Private Bank organization, you will be based in Philadelphia, PA or Pittsburgh, PA. The Product Advisor III supports the Private Bank in the evaluation and execution of investment real estate lending as part of a broader client strategy. This is a client-facing role that works closely with Banking Advisors and the Credit team, partnering from initial client conversations through deal closing. The ideal candidate will possess strong credit skills and a deep understanding of the investment real estate landscape, including underwriting practices and associated risks. Excellent collaboration and communication skills, along with strong attention to detail, are essential for success in this role. This position will support advisors across the territory, with primary coverage expected to include the Midwest and West regions. Requirements

  • Successful candidates must demonstrate appropriate knowledge, skills, and abilities for a role.
  • Roles at this level typically require a university / college degree.
  • Industry relevant experience is typically 8+ years.
  • Specific certifications are often required.
  • In lieu of a degree, a comparable combination of education, job specific certification(s), and experience (including military service) may be considered.

  • Higher level education such as a Masters degree, PhD, or certifications is desirable.

Responsibilities

  • Acts as an experienced advisor to clients and internal partners on investment real estate transactions.
  • Evaluates real estate opportunities by assessing property fundamentals, sponsor strength, cash flow durability, market dynamics, and structural risks, and determining alignment with PNC’s credit policy and risk tolerance.
  • Leads client discussions related to deal feasibility, structure, and risk considerations, representing PNC’s perspective clearly and consistently.
  • Partners closely with Banking Advisors, Underwriting, Product, and Credit Risk teams to shape solutions that meet client objectives while appropriately mitigating credit, concentration, and operational risk.
  • Provides early-stage deal screening and feedback, identifying potential issues and structuring considerations before formal credit submission.
  • Supports underwriting by contributing real estate-specific insight on valuation, market trends, property performance, and downside scenarios.
  • Maintains a strong understanding of real estate markets, asset classes, sponsor behavior, and competitive dynamics to identify emerging opportunities and risks.
  • Represents PNC in select client meetings, internal forums, and industry events, as appropriate, to support relationship development and thought leadership.
  • Supports pre- and post-approval due diligence and closing processes including ordering appraisals, insurance, environmental, and collecting appropriate documents and financials to ensure smooth deal execution.
  • Collaborates on pipeline and portfolio management activities throughout the life of the loan (opportunity identification, application, origination, annual reviews, renewals, modifications, etc.).
  • Coaches and develops Banking Advisors to build foundational real estate lending skills.
  • Assists in business development of IRE deals, e.g., reviewing current Books of Business and eMoney profiles, etc. in partnership with Business Owner Solutions.
