About The Position

The Preventive Maintenance Technician serves as a first line response to mechanical, electrical, and plumbing problems, performing preventive maintenance tasks at several locations. This full-time position involves inspecting and maintaining mechanical equipment to ensure a safe and comfortable environment, performing a broad range of preventive maintenance functions, and making minor repairs and adjustments to HVAC equipment and controls. The technician oversees the operation of various HVAC equipment, maintains records of inspections and maintenance, and coordinates activities with centralized maintenance staff. The role requires responding to emergency calls 24/7 and involves physical demands such as lifting and climbing.

Requirements

• Possession of high school diploma or equivalent.
• Five years' building maintenance experience with HVAC/mechanical equipment.
• Possession of a valid class C Maryland driver's license or equivalent.

Nice To Haves

• Stationary Engineers License preferred.
• Journeyman's License preferred.

Responsibilities

• Inspect and maintain all mechanical equipment to ensure a safe and comfortable environment.
• Perform preventive maintenance functions and make minor repairs to HVAC equipment.
• Oversee the operation of HVAC equipment such as boilers, air handling units, and chillers.
• Maintain records of equipment inspections and preventive maintenance.
• Identify equipment deficiencies and notify appropriate staff for repairs.
• Maintain temperature control systems and diagnose problems.
• Clean HVAC units and power wash heating and cooling coils as necessary.
• Coordinate quarterly air-filter changes with building operations supervisors.
• Respond to emergency calls 24/7.
• Check HVAC system operations for efficiency and compliance.
• Meet with maintenance personnel and contractors to review work.
