About The Position

The Preventative Maintenance Inspector works at the direction of the Facility and Project Manager and is responsible for conducting scheduled preventative maintenance inspections on all residential units and common areas across the property portfolio. This role ensures the ongoing safety, reliability, and efficiency of building systems by identifying issues early, performing minor repairs on the spot, and documenting findings for follow-up work. The Preventative Maintenance Inspector must possess a well-rounded understanding of building systems, strong troubleshooting skills, and the ability to interact professionally with residents and staff.

  • Exercise care in the use of materials, equipment, and tools.
  • Use proper safety equipment to complete tasks.
  • Safely lift up to 50 pounds.
  • Work safely with chemicals using all appropriate Personal Protective Equipment and precautions.
  • Fluently read, write, and speak English.
  • High school diploma or GED equivalency is required with four of more years work experience in the care and maintenance of facilities and grounds, or an equivalent combination of training and experience to meet the required knowledge, skills, and abilities.
  • Any equivalent combination of experience and training that provides the knowledge and abilities necessary to perform the work of a Preventive Maintenance Inspector.
  • A Certified Pool Operator (CPO) license by the National Swimming Pool Foundation is required within 6 months of employment, and a gas license is required within one year of employment.
  • Must have and maintain a valid driver's license, reliable transportation, satisfactory driving record, and adequate insurance coverage. Must maintain an acceptable driving record according the SHA’s policy and insurer.
  • Works regular and reliable hours on site as required.
  • Attendance must be punctual and consistent.
  • Works an agreed-upon schedule and works additional hours as necessary to complete work.
  • Works effectively, cooperatively, and respectfully with co-workers, clients, and other contacts.
  • Follows all SHA Safety Policies and Procedures.
  • Follows all SHA Personnel Policies and Procedures.
  • Performs other duties as assigned.
  • Move/traverse across various SHA properties, including residential units, maintenance facilities, and outdoor environments;
  • Frequently ascend/descend stairs, ladders, and other elevated surfaces to perform repairs and maintenance tasks;
  • Regularly move/transport equipment, tools, and materials that may exceed 50 pounds;
  • Use hand tools, power tools, and other maintenance equipment for extended periods of time;
  • Work in confined spaces, attics, crawl spaces, and other restrictive environments as needed;
  • Operate motor vehicles, machinery, and equipment safely in compliance with agency policies;
  • Communicate frequently, effectively, and accurately with internal and external stakeholders, including residents, vendors, and SHA staff.

Responsibilities

  • Perform scheduled preventative maintenance inspections on all assigned units, buildings, and common areas.
  • Inspect and assess major building systems, including: HVAC Electrical Plumbing Appliances Doors/windows/locks Life safety systems (smoke detectors, CO detectors, etc.)
  • Identify worn, failing, or unsafe components and document required follow-up repairs.
  • Complete minor fixes during inspections whenever feasible, including: Replacing switches, outlets, bulbs, aerators, and filters
  • Adjusting or tightening hardware
  • Simple plumbing fixes (e.g., P-traps, supply lines, toilet adjustments)
  • Minor HVAC troubleshooting and filter changes
  • Minor carpentry repairs
  • Accurately log repair actions in the work order system.
  • Enter detailed notes, photos, and results of inspections into the Yardi.
  • Generate follow-up work orders when repairs exceed the scope of immediate fixes.
  • Track and report recurring issues or system trends to supervisors.
  • Inventory all small and attractive assets in a property in conjunction with the inspection.
  • Maintain broad knowledge of the property portfolio’s building systems, equipment types, and maintenance standards.
  • Assist in monitoring system performance trends and recommend improvements or capital replacements.
  • Provide technical insight to maintenance technicians when issues are discovered during inspections.
  • Provides guidance as needed to other department personnel, including technical input to decision making of capital improvements and other maintenance issues.
  • Communicate professionally with residents during unit entry and inspection processes.
  • Coordinate with property managers and maintenance teams to ensure inspections are completed on schedule.
  • Uphold all safety, compliance, and regulatory requirements.
  • Assists other staff with assignments and duties as necessary, and performs other necessary duties as required or assigned.
