The Preconstruction Manager is responsible for managing, implementing, and refining business development and preconstruction processes to achieve cost objectives and ensure a proper backlog of work for the division. This includes executing the divisional sales strategy and overseeing the daily management, supervision, and coordination of all aspects of the estimating function to ensure estimates are accurate, complete, and reflect the actual project requirements.

  • Co-develops and executes the sales strategy for the division, including target customers and projects focusing on building and maintaining new and existing customer relationships.
  • Ensures all information in the CRM (Unanet) is accurate and updated weekly and maintains the hot list in real-time, including all notes and strategies.
  • Develop customer strategies based on KPIs to achieve specific outcomes.
  • Provides value engineering and design assist solutions, including cost/schedule impacts.
  • Establishes and maintains robust relationships with customers, vendors, subcontractors, and key stakeholders.
  • Attend trade shows and other associations meetings to stay abreast of market conditions and competition and establish relationships with prospects.
  • Research, develop, implement, and track new and current markets for strategic growth by analyzing trends and key strategic markets.
  • Develop estimating strategies that align with the divisional annual and quarterly initiatives, including whether to pursue projects based on risk, schedule, and manpower.
  • Improves innovative estimating processes to ensure accurate estimates consistent with divisional costs.
  • Identifies project-specific risk issues, the potential impact on Kent Companies, and potential strategies to help mitigate those risks.
  • Review all estimates to validate the accuracy of takeoff techniques, production rates, subcontractor, and vendor pricing.
  • Develop preconstruction schedules to support post-bid interviews and assist in defining general conditions for project proposals.
  • Responsible for the 'project hand-off' to the project management and field operations team to ensure a clear understanding of project scope, build assumptions, schedule, and manpower assumptions.
  • Develops and maintains a preconstruction schedule, including a bid calendar, to manage team production and customer commitments.
  • Ensures pertinent information is collected and timely follow-up to close the internal and external loop.
  • Leads the estimating team's hiring, training, and development in execution and communication through mentoring and coaching.
  • Bachelors degree in construction management or engineering.
  • 5+ years of concrete estimating experience.
  • Five years in a leadership capacity.
  • Proven experience managing concrete preconstruction processes.
  • Experience leading successful team ventures, including the development of employees and maintaining relationships with external entities.
  • In-depth knowledge of construction principles/practices required.
  • Experience building relationships and working with subcontractors and vendors.
  • Excellent communication and organizational skills.
  • Exhibit a high degree of experience in strategic growth planning and execution.
  • Valid drivers license.
  • Must have reliable transportation to the workplace(s)/ job location(s).
  • Ability to pass drug screening.
  • Must be able to work in the United States without corporate sponsorship now and in the future.
  • Practical leadership abilities, like motivation, goal setting, and conflict management.
  • Organizational skills, including time management, delegation, prioritization, and multitasking.
  • Creative and results-oriented, with a keen sense of urgency and self-motivation.
