About The Position

As a Preconstruction Manager, you will oversee the planning, estimating, and coordination of construction projects before actual building begins. You will ensure projects are feasible, cost-effective, and aligned with client goals. You are the bridge between design and construction, ensuring projects are well-planned, financially viable, and ready for execution. This role is critical in reducing risks, aligning stakeholders, and setting the foundation for successful project delivery.

Requirements

  • Bachelor’s degree in business, construction, engineering or architectural degree.
  • Minimum 7 years of experience in commercial construction.
  • Minimum 5 years of engineering, project management, construction management, or experience with computerized take-off applications (i.e., OST).
  • Minimum 2 years of experience in commercial construction estimating in all divisions.
  • Ability to guide teams through preconstruction phases and ensure alignment with project goals.
  • Familiarity with estimating software, scheduling tools, and project management systems.
  • Strong understanding of building codes, materials, and methods.
  • Clear, professional interaction with clients, architects, engineers, and subcontractors.
  • Ability to evaluate feasibility, budgets, and risks.

Responsibilities

  • Collaborate with clients, architects, and engineers to evaluate feasibility and regulatory requirements.
  • Prepare accurate estimates, budgets, and preliminary schedules.
  • Draft scopes of work, review drawings/specifications, and create project scope documents.
  • Solicit bids, negotiate contracts, and maintain strong relationships with trade partners.
  • Identify potential risks and opportunities early in the project lifecycle.
  • Serve as the liaison between owners, sales teams, and construction teams to align expectations.
  • Develop preliminary project timelines and ensure deliverables are met.
  • Conduct site visits to assess conditions and requirements before construction begins.
  • Attend pre-bid and job site meetings.
  • Manage tracking and reporting real time cost data, tracking actual cost schedules relative to bid proposals as the project develops.
  • Conduct review and take-off of blueprints.
  • Lead/collaborate with the client to help them achieve their project cost budget through consideration of plan details, alternate material/finishes and building methods.
  • Participate in Value Engineering exercises in the best interest of the client.
  • Prepare milestone schedules for project pursuits
  • Provide site logistic plans for use by the Operations team.
  • Provide constructability reviews and suggestions to operation and design teams.
