About The Position

Tectonic Design + Build designs and constructs high-performance, healthy luxury homes in Boulder. We're shifting the culture of construction through intentional design, collaboration, and innovation. We're seeking a detail-driven Preconstruction Manager to lead the preconstruction process and turn design concepts into buildable realities. Acting as the bridge between clients, the design team, consultants, trade partners, and vendors, this role ensures every project is meticulously scoped, budgeted, and ready for a seamless handoff to production. From evaluating design and structural plans to managing budgets, bids, and permitting, the Preconstruction Manager is central to feasibility, cost accuracy, and client confidence. With deep residential construction expertise and a strong grasp of Boulder-area regulations, you'll bring both vision and precision to every project.

Requirements

  • 6+ years of residential construction experience as a Preconstruction Manager or High-end Residential Estimator (projects $1M+)
  • Proven ability to create accurate, detailed budgets and comprehensive written scopes of work
  • Strong knowledge of residential building codes and construction processes (GC license a plus)
  • Expert-level proficiency with Buildertrend
  • Experience using takeoff software (Stack or similar)
  • Excellent analytical, problem-solving, and communication skills
  • Highly organized, detail-oriented, and capable of managing multiple projects simultaneously
  • Collaborative, proactive, and adaptable, with the ability to work cross-functionally

Responsibilities

  • Communicate with clients during the preconstruction phase, setting clear expectations for scope, budget, and timeline
  • Collaborate with designers and architects to align design concepts with client budgets and construction feasibility
  • Lead the full preconstruction process, including site visits, feasibility studies, value engineering, and detailed budgeting
  • Manage subcontractor and vendor bidding to ensure accurate and competitive pricing
  • Maintain detailed scopes of work, cost breakdowns, and proposal presentations for client approval
  • Develop preliminary design schedules and coordinate permitting with local municipalities
  • Track and document all preconstruction activities in Buildertrend
  • Work closely with the production team to ensure a smooth and complete handoff prior to construction start
  • Build strong, trust-based relationships with clients, vendors, trade partners, and internal team members
