Preconstruction Manager - Mechanical/Plumbing
About The Position
Way Mechanical is a leading Mechanical Contractor based in Houston, Austin, San Antonio, Dallas, Nashville, Charlotte, and Raleigh. We specialize in commercial air conditioning, plumbing, and mechanical piping, as well as the maintenance of these systems. Way Mechanical is at the forefront of design-build/design-assist, preconstruction, commissioning, building information modeling (BIM), and quality control. We are looking for an experienced Preconstruction Manager to join our team! The Preconstruction Manager is responsible for leading all preconstruction activities for commercial mechanical and plumbing projects, including budgeting, detailed estimating, and pre-award coordination. This role serves as the primary liaison between estimating, operations, design teams, and clients to ensure accurate pricing, risk mitigation, and a seamless transition from preconstruction to project execution.
Requirements
- Minimum of 5 years’ experience in HVAC and Plumbing estimating.
- Proven experience in commercial mechanical and/or plumbing estimating or preconstruction
- Strong knowledge of HVAC systems, plumbing systems, piping, and related
- Proficiency with estimating software (e.g., Trimble, Autobid, Estimation, FastPIPE/FastDUCT, or similar)
- Understanding of construction contracts, scopes, and risk management
Responsibilities
- Lead the preparation of conceptual, schematic, design-development, and estimates for commercial mechanical and plumbing scopes
- Oversee take-offs, labor analysis, equipment pricing, subcontractor buyouts, and vendor coordination
- Develop and manage preconstruction schedules, deliverables, and deadlines
- Review drawings, specifications, and contract documents for scope gaps, conflicts, and risk exposure
- Participate in design-assist and design-build efforts with owners, architects, engineers, and general contractors
- Coordinate with BIM/VDC teams to validate quantities, routing, and installation strategies
- Serve as the primary preconstruction point of contact for clients and general contractors
- Support business development efforts through pursuit strategy, proposal input, and interview participation
- Ensure clean handoff from preconstruction to project management teams
- Participate in kickoff meetings and support early project planning and procurement
