Job Description: Lead, direct and oversee effective daily operation of a single Preconstruction project with a value up to $65M, or leading multiple projects with a cumulative value up to $100M. Responsible to lead the preconstruction process in CM at Risk, Negotiated GC, Design-Build, and Hard Bid delivery methods. Take action as needed to ensure project goals, objectives and initiatives are met in alignment with the mission, vision and values of Barnhill Contracting Company.

Requirements

  • Associate's or Bachelor's degree or an equivalent combination of training and work experiences preferred. Construction Management preferred but not required.

Responsibilities

  • Collaborate with the operations team, owners, designers and subcontractors to ensure the design phase is completed on time with an acceptable GMP.
  • Lead teams to ensure accuracy of cost estimates, scopes of work, and schedule requirements.
  • Identify and effectively manage owner expectations during the preconstruction phase.
  • Responsible to manage teams in all aspects of estimating, constructability, value analysis, and develop and implement strategies for continual improvement of processes and resources.
  • Expertise in the analysis of both risk and profitability at each level of estimate.
  • Responsible for management of preconstruction department budget and high-level reporting to Executive Team throughout preconstruction process.
  • Set clear and attainable goals for preconstruction teams, holding each team member accountable by inspiring, mentoring, training and development, providing feedback and employee engagement.
  • Responsible for the development of viable cost options and value analysis in all building systems with a thorough understanding of the inter-relationship of building systems and their impact on the overall project budget, design, quality and lifecycle.
  • Effectively build and manage project schedule in P6 by collaborating with Field Operations on logic and durations. Including design phases, project phasing, permitting, prequalification, bidding, long-lead items and general construction activities.
  • Assist in Business Development pursuits through analyzing cost and constructability aspects of opportunities, presentations, providing high level conceptual budgets and schedules and managing client relationships.
  • Promote and support good internal and external relationships throughout all divisions and departments of Barnhill Contracting Company.
