As a Senior Pre-Construction Manager, you will lead the front-end strategy for multi-family projects, partnering directly with developers, architects, and key trade partners across Texas. You will drive budgeting, procurement strategy, and design-phase decision-making, ensuring Pavilion delivers competitive, intelligent, and executable project plans. You are not just pricing work-you are influencing outcomes, strengthening client relationships, and helping secure Pavilion's position as a trusted builder in the Texas market. As the Pre-construction Manager, you will be the face of Pavilion to the client and ensure success for the operations team, ensuring all project documents are in line with our pricing, value engineering, and schedule. Additionally, you will aid in contract execution with the subcontractors to ensure that their proposal is reflective of the subcontract; this is a crucial role to mitigate change orders and scope gap.

Requirements

  • 5+ years of experience in pre-construction or estimating, with a strong focus on multi-family construction
  • 1-2 Years of Field Experience (project management or superintendent)
  • Deep knowledge of the TX construction market, subcontractor base, and multifamily pricing
  • Proven ability to lead and manage high-level client relationships
  • Ability to mentor and coach team members
  • Experience with wood-frame, podium, and/or mixed-use multi-family projects
  • Strong leadership presence with the ability to mentor teams and influence stakeholders
  • Strong communication skills
  • Proficiency in estimating tools, Procore, Excel, Microsoft Word, and Microsoft Project
  • Ability to confidently present budgets, strategies, and recommendations to ownership groups
  • Entrepreneurial mindset with a focus on winning work and building long-term partnerships

Responsibilities

  • Lead all pre-construction efforts for multi-family developments (wrap, podium, garden-style)
  • Serve as a trusted advisor to developers, ownership groups, and design teams throughout early project phases
  • Develop conceptual and construction budgets with a strong understanding of current market conditions, pricing trends, and trade availability
  • Drive value engineering and cost optimization without compromising design intent or project quality
  • Build and execute strategic procurement plans leveraging strong subcontractor relationships in the Texas market
  • Lead, mentor, and elevate estimating team members
  • Identify project risks early and provide proactive, solution-oriented recommendations
  • Collaborate closely with operations to ensure seamless turnover and project execution
  • Play a key role in client development, repeat business, and pursuit strategy
