About The Position

Cleveland Construction is seeking a Pre-construction Manager / Senior Estimator to support to the Preconstruction and Estimating Departments for the Commercial General Contracting and Construction Management Division headquartered in Cleveland, OH. (NOTE: We are hiring one person, but are open to the person sitting in Charlotte, NC or the Cleveland area in Mentor, OH.)

  • Efficiently review documents and capture overall scope of work
  • Understanding of construction means, methods and sequences
  • Familiarity and general understanding of building structures and systems
  • Ability to read specifications and interpret construction drawings
  • Excellent verbal and written communication skills
  • Resourceful, organized and self-motivated
  • Capacity to work well under pressure and deliver accurate information in a timely manner
  • Ability to assess risk on a variety of project scopes and geographic locations
  • Excellent computer skills are a must, particularly the Microsoft Office Suite, including Microsoft Project, Outlook, Power Point
  • Proficient in Microsoft Excel
  • Familiar with construction take-off software such as On Screen Takeoff, Bluebeam, etc.
  • Ability to utilize online and cloud-based databases for research including construction related services such as Dodge, Construction Points, CDC, etc.
  • A four (4) year degree from an accredited University
  • 5+ years of experience as a Preconstruction Manager or Estimator in the Commercial, Government or Institutional Space (Hospitality, Retail, Multi-Family, Office, Mixed-Use, Hospital, K-12, Government, etc.)
  • Experience working in a traditional office environment
  • Willingness to learn and grow within the role, company and industry

Responsibilities

  • Perform budgeting exercise throughout each design milestone, from conceptual through construction documents.
  • Anticipate the full scope of work required to complete a project, including costs, schedule and risk impacts.
  • Understand appropriate contracting methods.
  • Perform thorough document reviews, including geotechnical reports, phase I & II reports, hazardous material reports, schematic drawings, design development & construction drawings, specifications, etc.
  • Develop project specific estimates utilizing subcontractor and vendor pricing, historical cost data and industry cost data sources (RS Means, etc.)
  • Build and maintains positive relationships with clients, subcontractors, vendors, architects and engineers
  • Perform detailed quantity takeoffs utilizing industry takeoff software and conventional means
  • Develop project specific scopes of work
  • Develop project specific qualifications to be submitted to the Owner with RFP responses and/or Bids
  • Mentor estimators and teach estimating best practices
