About The Position

The Portfolio Operations Director is responsible for the leadership, operational, and financial oversight of assigned properties and teams to achieve company goals. This role may involve managing multiple properties and requires significant travel to oversee site operations, especially during vacancies in the Community Director position. The director will work closely with various stakeholders, including government entities, to ensure effective property management and operational excellence.

Requirements

  • Bachelor's Degree in Business Administration, Marketing, Property Management, or related discipline.
  • 4-6 years previous property leasing management experience or applicable skills (preferred).
  • 1-3 years previous experience managing others (required).
  • Experience with YARDI (required).
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Strong verbal and written communication skills.
  • Ability to work effectively with employees at all levels and with the military community.
  • Ability to analyze and work within a financial set budget.
  • Excellent organizational and customer service skills, with the ability to work independently.
  • Valid Driver's License (required).

Nice To Haves

  • Certified Professional of Occupancy (CPO) (preferred).
  • Accredited Residential Management (ARM) (preferred).
  • Certified Apartment Manager (CAM)-NAAHQ (preferred).

Responsibilities

  • Travel significantly throughout the division to take on the acting role of Community Director and assume all responsibilities of the site.
  • Perform all tasks associated with managing staff, including recruiting, hiring, training, coaching, evaluating, and disciplining direct reports in partnership with HR.
  • Serve as Hunt's liaison with the Government and maintain communication with local and other Government entities.
  • Manage operations by directing and coordinating activities consistent with established goals and policies of the company.
  • Coordinate with maintenance and make-ready staff to ensure occupancy maintenance meets HMC standards after move-out.
  • Maintain records of all management activities on a daily, weekly, and monthly basis and generate various reports as required.
  • Oversee risk management and emergency procedures, practicing proper safety techniques.
  • Implement Hunt Operational Programs to ensure sustainability of projects in partnership with the Vice President of Operations.
  • Work with the Vice President of Operations to improve processes and management methods to generate above-budgeted NOI.
  • Provide mentoring and empower sites to operate self-sufficiently.
  • Partner with Director of Operations and Regional Maintenance Directors to ensure execution of Capital Improvement projects.
  • Participate in all property reporting requirements, both internal and external.
  • Assist in the development of Annual Business Plans with the Community Director and Director of Operations.
  • Guide a team in achieving income and occupancy goals through superior sales skills and customer service.
  • Review, analyze, and interpret current market and economic trends to implement marketing and leasing strategies.
  • Conduct regular property inspections to ensure safety, cleanliness, and general appeal of the property.
  • Provide professional representation to command, housing, and other external parties.
  • Maintain a positive customer service attitude and resolve resident requests or complaints in a timely manner.
  • Review notices to vacate to determine the cause of move-outs and implement policies to maintain resident communications.
  • Oversee the design and maintenance of residential retention programs.
