About The Position

Guardian is seeking an experienced Portfolio Manager to join our Oregon team of high-quality professionals working in the Oregon Real Estate Services and Property Management Industry. The qualified candidate will possess no less than 3-5 years of Portfolio Management experience. Candidates with a minimum of three plus years of market rate program knowledge/experience. We are also very interested in candidates who have demonstrated leadership experience, possess an Oregon Real Estate license and have had experience overseeing lease-ups. This position will require regular travel to conduct property visits. Guardian, with our stellar reputation, is continuing to add new properties specifically in the Portland area. We are adding this Portland-based position to work with the Portfolio Management team supporting the additional new units in our portfolio. Requirements

  • BS or BA, or equivalent knowledge and experience.
  • Minimum of 3 years of affordable Multi-Family portfolio management experience.
  • Minimum of 2+ years of experience working with federally assisted programs such as HUD, RD, HOME, and Tax Credit preferred.
  • Possess active Real Estate Brokers License or ability to acquire within 6 months of employment.
  • Must be legally qualified to work in the US.
  • Must be able to speak, read and write English in a manner sufficient to carry out the duties.

Responsibilities

  • Ensure that each property meets all ownership goals and objectives as well as Guardian Management procedures and standards through daily supervision.
  • Contribute to systems planning and enhancement opportunities including Tenant Tech, Onsite, Yardi, and Yardi RightSource.
  • Contribute to policy updates/enhancements and training content.
  • Contribute to leadership training for PM group and the Leadership Conference.
  • Represent leadership at key events/conferences.
  • Prepare a comprehensive operating budget for each property and operate within this budget.
  • Manage property financial performance in accordance with the budget and owner needs.
  • Analyze and report on monthly actual financial performance.
  • Develop and monitor ongoing physical property upkeep and maintenance programs.
  • Handle resident relations matters and supervise site staff.
  • Manage relationships with owners, agencies, and clients.
  • Oversee insurance claim matters or lawsuits and optimize risk management.
  • Visit properties frequently and conduct site inspection reports.
