About The Position

The Community Association Manager (CAM) at Vesta Property Services is responsible for providing management, direction, and leadership to ensure that properties are maintained and operated according to company standards and in compliance with Florida laws. This role involves working closely with the Board of Directors and community members to facilitate solutions to various issues, ensuring effective communication and operational efficiency within the community.

Requirements

  • 2 to 5 years of experience in community association management
  • LCAM designation
  • Bachelor's degree preferred but not required
  • Strong management, customer service, and supervisory skills

  • Experience in financial reporting and budget preparation
  • Knowledge of Florida laws and statutes related to community associations

Responsibilities

  • Monitor collections regarding Association Assessments
  • Approve invoices outside the regularly budgeted items and submit for payment
  • Ensure correct coding for financial statements
  • Work with the Board in the preparation of a yearly budget and monitor its adherence
  • Distribute the budget as required by governing documents and statutes
  • Write routine reports and correspondence
  • Communicate clearly with owners, tenants, the general public, Board of Directors, staff, contractors, and service providers
  • Monitor vendor performance to ensure adherence to contract responsibilities
  • Coordinate with the board for proposals to ensure appropriate price and service levels
  • Draft and post Board Agendas, prepare Board Packages, attend Board meetings, and record minutes
  • Complete monthly inspections of buildings, facilities, and grounds to ensure vendor job performance and note violations
  • Serve as liaison between the association/board of directors, legal counsel, and community association members
  • Document, submit, and coordinate insurance claims
  • Supervise outside vendors and/or site employees as necessary
  • Respond to owner/resident inquiries and identify violations of association restrictions
  • Implement enforcement policies as directed by the association
  • Develop, establish, and implement systems and controls to ensure maintenance needs are documented and completed
