As a Portfolio Analytics & Strategy Analyst within PNC's Balance Sheet Analytics & Modeling Real Estate Market Analytics organization, you will be based in Pittsburgh, PA, Cleveland, OH or Chicago, IL. As a Portfolio Analytics & Strategy Analyst within the Real Estate Market Analytics (REMA) group you will be responsible for vetting real estate collateral for potential and existing PNC loans prior to ordering a third-party appraisal. Emphasis is placed on prospective asset performance due to a large level of new construction lending. Analyst will cross-check forward-looking developer proformas with existing market performance using industry leading data sources such as CoStar, CBRE-EA, MSCI, Yardi Matrix etc. and forecast future results. Forecasts include absorption (during lease-up), stabilized vacancy, market rent, rent growth, and concessions. Analyst must have a strong understanding of how local submarket performance is impacted by both MSA/regional and national economic trends and how to forecast appropriate market supply and demand trends. In addition to the primary real estate types (i.e., multifamily, office, retail, & industrial), the analyst will evaluate mixed use, senior housing, student housing, tax credit, and lodging properties. While the analyst will focus largely on property level research for individual deals, macro-level industry data analysis is also routinely required for review and reporting of PNC portfolio performance or for macroeconomic reviews. The analyst will serve internal customers; the ability to multi-task and communicate timely and effectively with relationship managers, underwriters, and credit officers is instrumental in allowing PNC to develop an accurate picture of an asset and to issue competitive term sheets to gain new business. As part of the review, interviews of market experts, customers, brokers, leasing agents, and appraisers to get local views on the market are incorporated into the analysis. The analyst then writes a clear and concise summary of the supportive data and analysis for their conclusions/forecasts and presents to senior loan committee in conjunction with the deal team. Other functions of the REMA group that the analyst may work on include criticized asset valuations, reconciling appraisal findings to internal underwriting, and quarterly sector studies. Appraisal, brokerage, real estate research, urban planning, macroeconomics, real estate property management, lending, or underwriting skills are all relevant.   • Roles at this level typically require a university / college degree, with 2+ years of relevant professional experience.
  • In lieu of a degree, a comparable combination of education, job specific certification(s), and experience (including military service) may be considered.

Responsibilities

  • Provides financial and regulatory reporting and analyses to maintain adequate controls over the financial and regulatory reporting processes.
  • Responsible for running complex business performance, risk and operational analytics.
  • May include the development of analytical methods/models to assess market, credit and/or operational risk of new and existing financial products.
  • Leverages business / product expertise to rigorously analyze large datasets, improve risk adjusted returns, deliver profitable growth, and communicate conclusions.
  • Synthesizes analytical results and develops, recommends, and implements business strategies that improve lending decisions, assist in managing risk, increase revenues, reduce exposure to losses, meet business goals, and improve performance.
  • Establishes baselines for strategies and tracks actual performance to expectations.
  • Applies predictive models, third party data, and other tools to develop and execute appropriate segmentation and targeting for acquisition and portfolio strategies to provide insight into portfolio risk.
  • Manages engagements with internal and external information suppliers ensuring solution is fit for purpose while maintaining appropriate governance and oversight.
  • Works with business, credit, data, and model development partners to design, develop, and monitor test designs and analytical reporting to track and enhance strategies.
  • Designs / enhances standard reporting suites for regular product / portfolio reviews.
  • Collaborates with the line of business, Finance, and Risk partners to assess and establish credit risk appetite and to understand its implications, as well as to establish policies and procedures governing the identification, monitoring, and management of risk appetite.
