Summary: The Portfolio Analyst is responsible for supporting the Asset Manager by identifying and mitigating the credit, financial, operational, physical and market risks impacting the collateral of the Servicing Portfolio. The Portfolio Analyst will implement day-to-day risk management activities by working directly with all team members, as well as borrowers, guarantors, local, state, and federal government housing agencies, developers, owners, managers, and other industry groups. (This role will be on the Agency Fannie Mae Asset Management team) Major Responsibilities: Perform ongoing asset management and surveillance activities to identify and monitor risk. Review property inspections reports and identify mitigation strategies for all life/safety and deferred maintenance issues. Review Draw Requests to ensure proper documentation has been received and make recommendation for lender approval. Review reserve withdrawals to reimburse Borrowers for eligible expenditures and recommend approvals to Management. Assist with tracking and monitoring of BERTS, to track borrowers’ progress in fulfilling their post-closing responsibilities such as immediate repairs, third party tests, and timely financial reporting. All internal systems used in tracking and storing related information to be updated. Review and spread property financial data to be subsequently analyzed by the Asset Managers and included as part of a quarterly/annual assessment to the lender. Provide excellent customer service to all stakeholders by promptly and accurately responding to submitted questions and information requests. Foster good working relationships with other internal teams. Manage letter campaign process to notify Borrowers of submission requirements. Monitor and track receipt of monthly/quarterly financials. Work with Asset Managers to provide materials and information to enable vendors to perform inspections and PCAs and communicate with Borrowers.
