About The Position

The Porter is responsible for maintaining cleanliness and orderliness throughout the facility, performing minor repairs, and ensuring a safe and welcoming environment for residents and visitors. The ideal candidate will demonstrate a strong work ethic, attention to detail, and the ability to work independently. Duties and Responsibilities include the following: Perform minor repairs and building improvements as needed. Collect concierge trash from outside apartments and dispose of it in dumpsters. Clean and maintain all common areas, including the kitchen, cafeteria, lobby, and break room; monitor, clean, and service restrooms to ensure cleanliness and hygiene; remove litter and rubbish from main common areas; maintain cleanliness in parking lots and clear sidewalks of debris; clean glass doors and windows for a clear view; conduct general cleaning of the building to ensure it is well-maintained; and regularly clean and stock restrooms. Place safety hazard signs in the building as required, such as wet paint and wet floor warnings. Respond promptly to major spills or cleaning crises by employing appropriate cleaning methods and utilizing the necessary equipment. Vacuum carpets and floors, ensuring a tidy appearance. Sweep and mop floors, following proper cleaning protocols. Ensure that all doors are securely locked after hours. Notify supervisors or managers of any major repairs needed. Complete tasks efficiently and with minimal supervision. Assist in ordering and keeping cleaning supplies well-stocked and organized for facility maintenance. Perform additional tasks as assigned by the supervisor. Language Ability: The Porter/Custodian should have effective communication skills to convey information clearly and courteously to staff, residents, and visitors, both verbally and in writing. They must be able to understand and follow instructions from supervisors regarding cleaning procedures and safety protocols. Strong interpersonal skills are essential for addressing questions or concerns professionally. While not required, proficiency in additional languages is a plus for engaging with a diverse community. Math Ability: The Porter/Custodian should have basic math skills to perform tasks such as measuring cleaning solutions, calculating quantities for supplies, and managing inventory levels. They should be able to handle simple addition and subtraction for tracking stock and completing work orders accurately. Additionally, the ability to interpret numerical data related to maintenance schedules and service requests is beneficial for efficient workflow management. Reasoning Ability: The Porter/Custodian should demonstrate strong reasoning skills to identify problems and determine appropriate solutions in a timely manner. This includes the ability to assess situations, prioritize tasks based on urgency, and make sound decisions regarding maintenance and cleaning protocols. They should be able to follow guidelines and apply logical thinking when addressing safety concerns, managing supplies, and responding to residents’ needs. Computer Skills: The Porter/Custodian should have basic computer skills to effectively perform their duties. Proficiency in using email for communication with supervisors and staff is essential. Familiarity with word processing software (e.g., Microsoft Word) for documenting maintenance reports and inventory lists is important. Additionally, the ability to navigate spreadsheet software (e.g., Microsoft Excel) for tracking supplies and managing schedules is beneficial. Basic understanding of property management software may also be advantageous for accessing work orders and reporting issues.

Requirements

  • High school diploma or equivalent preferred.
  • Valid driver’s license
  • Basic maintenance knowledge
  • Knowledge of cleaning techniques and equipment.
  • Basic understanding of safety and sanitation standards.
  • Strong organizational skills and attention to detail.
  • Ability to work independently and take initiative.

  • Ability to lift and carry up to 50 lbs.

  • Manual dexterity for operating cleaning equipment and tools.
  • Capability to work in a fast-paced environment while maintaining attention to detail.
  • Ability to handle cleaning chemicals safely and follow safety protocols.
