About The Position

JOB SUMMARY: The primary responsibilities of the Porter involve the upkeep of the property in order to enhance and maintain its curb appeal and maintain the cleanliness of all exterior areas of the property. They are responsible for general appearance and cleanliness of the physical property including building interiors and exteriors, common areas, amenity areas, office and grounds. May be required to travel, periodically. Also responsible for Housekeeping tasks and any other tasks that may be asked that are consistent and appropriate of the position. ESSENTIAL DUTIES and RESPONSIBILITIES: Maintain a positive rapport with residents Perform housekeeping duties (i.e. ensure property is free from debris, cleaning responsibilities (rugs, furniture, fixtures, draperies/blinds, etc.), replenish restroom supplies in office and common areas) Landscaping duties as assigned (raking, mulching, watering, weeding, etc.) Lawn maintenance responsibilities as well as snow/ice removal, as directed by the Property Manager. Assist maintenance as needed. This may involve working in both vacant and occupied units. Facilitates best safety practices and compliance and provides an appropriately consistent approach to health, safety, and environmental issues. Adhere to all Fair Housing laws and regulations. Physically walks the property on a frequent basis and removes litter, debris and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times. Assists with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc. Assists with "make-ready" duties when requested by the manager or maintenance supervisor. Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions. Adhere to all fair housing laws and regulations Other duties as assigned by management. Requirements

  • High School Diploma or GED, preferred
  • Previous groundskeeping experience preferred
  • Ability to communicate clearly with the others orally and in writing.
  • Able to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Experience with computers and/or tablets with the ability to utilize email is required.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Ability to frequently lift or move up to 70 pounds regularly, more on occasion.
  • Ability to frequently, walk steps, climb ladders, scaffolding, ramps, etc.
  • Frequent kneeling, crouching, stooping, or bending.
  • Ability to work safely in high places following all company policies and procedures.
  • Frequent reaching and extending of arms and hands, to include overhead work.
  • Frequent handling of items of various sizes and weights. Must be able to seize, hold, grasp, turn or otherwise work with one or both hands.
  • Duties may require contact with human and/or animal waste; proper safety precautions must be taken.
