About The Position

The Porter plays a vital role in maintaining the cleanliness, safety, and overall appearance, ensuring a welcoming environment for tenants, visitors, and staff. This position is responsible for performing a variety of custodial and maintenance tasks that contribute to the smooth operation and aesthetic appeal of residential buildings. The Porter supports property management teams by promptly addressing maintenance requests, managing waste disposal, and assisting with minor repairs or setup tasks.

Requirements

• High school diploma or equivalent.
• Ability to perform physical tasks including lifting, bending, and standing for extended periods.
• Basic knowledge of cleaning techniques and safety procedures.
• Valid driver’s license if the role requires travel between multiple properties.
• Strong reliability and punctuality with a commitment to maintaining high standards of cleanliness.

Nice To Haves

• Previous experience in custodial or porter roles within real estate, hospitality, or property management sectors.
• Familiarity with the use of cleaning machinery and equipment such as floor scrubbers and pressure washers.
• Basic handyman skills for minor repairs and maintenance.
• Certification in occupational safety or related training.
• Ability to communicate effectively with tenants, vendors, and property management staff.

Responsibilities

• Perform routine cleaning duties including sweeping, mopping, vacuuming, dusting, and trash removal in common areas, hallways, lobbies, and exterior grounds.
• Assist with minor maintenance tasks such as changing light bulbs, replacing filters, and reporting larger repair needs to the maintenance team.
• Ensure all entrances, stairwells, and parking areas are safe, clean, and free of hazards by conducting regular inspections and addressing issues promptly.
• Support move-in and move-out processes by preparing units, moving furniture, and assisting with setup or breakdown of equipment as needed.
• Maintain inventory of cleaning supplies and equipment, and communicate supply needs to management to ensure uninterrupted operations.
