About The Position

The primary responsibilities of the Porter/Groundskeeper involve the upkeep of the property in order to enhance and maintain its curb appeal. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner. This job description communicates the responsibilities and duties associated with the position of Porter/Groundskeeper. Requirements

  • Must meet all physical requirements and be able to take direction.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, user-moved aids, and power tools.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
  • Check and replace exterior lighting on a regular basis.
  • If certified for pool maintenance, clean and maintain the pool as directed.
  • Maintain awareness of proper safety precautions at all times.
  • Constantly observe the condition of apartment property throughout the community and immediately report and/or initiate action to correct unsafe conditions.
  • Be aware of all utility meter cut-offs, apartment, and fixture cut-offs, sewer cleanouts.
  • Ensure that storage areas always remain locked when not in use.
  • Complete all Grace Hill courses by the required deadlines.
  • Physically walk the property on a frequent basis and remove litter, debris, cigarette butts and pet droppings from the grounds.
  • Perform 'trash-out' duties at vacated apartments on a daily basis.
  • Transfer trash and other items left outside of the dumpster into the dumpster.
  • Detail property on a regular basis.
  • Repair and replace windows, screens, sliding glass doors, etc.
  • Assist with various physical tasks as directed.
  • Assist with 'make-ready' duties when requested.
  • Help clean and maintain storage and shop areas.
  • Perform interior and exterior painting duties when requested.
  • Complete minor and routine service requests when requested.
  • Change locks, rekey, and make keys when directed.
  • Distribute resident communications to residents.
  • Perform work area clean-up and safety-related duties.
  • Assist in keeping grounds neat and free of litter.
  • Perform any additional duties assigned by senior maintenance technician and manager.
