The Maintenance Technician II at Del Flora Apartments is a full-time position under the supervision of the Maintenance Manager and/or Community Manager. This role is crucial for ensuring the overall maintenance and upkeep of the apartment community, which includes performing general maintenance tasks, managing work orders, and conducting preventative maintenance. The technician will be responsible for preparing vacant apartments for new residents, which may involve painting, carpet repairs, cleaning, and general repairs to provide a quality move-in experience. The position requires collaboration with the Maintenance Manager and/or Community Manager to coordinate the move-in schedule and ensure that all maintenance tasks are completed in a timely manner, adhering to SoCal Management standards. In addition to preparing apartments, the Maintenance Technician II will assist in managing open service requests through Yardi, ensuring that work orders are completed within 24-48 hours. The technician will also be responsible for maintaining the grounds, which includes picking up trash in common areas and ensuring that the leasing office, clubhouse, pool, and laundry rooms are clean and attractive. The role requires walking the community multiple times a day to monitor the property and report any issues such as leaks, mold, or inoperable vehicles to the Maintenance Manager or Community Manager. The technician will also assist with preventative maintenance on various systems, including electrical, plumbing, HVAC, and swimming pools. They will participate in safety meetings and are expected to perform all work duties in a safe and efficient manner, complying with company safety policies. The position may require availability for after-hours emergency calls and on-call scheduled work rotations, responding promptly to resident concerns and requests to ensure resident satisfaction.
