About The Position

OVERVIEW: The Groundskeeper/porter position will be responsible for the general cleaning and detailing of the exterior of the property and the common areas. Team members in this role must be able to walk the property to ensure its cleanliness and curb appeal on a daily basis by performing the identified in this job description.

Requirements

  • High School Diploma or equivalent preferred but not required.
  • Previous cleaning positions preferred.
  • Previous customer service experience a plus.
  • Ability to communicate and follow verbal directions.
  • Requires the ability to use different types of cleaning solvents.
  • Requires the ability to deal well with people.
  • Requires verbal communication skills.
  • Requires strong customer service representation.
  • Requires individual to be able to use general maintenance and cleaning equipment including, but not limited to, i.e., vacuum cleaners or shampoo machines, mops and brooms, ladders, scrub brushes and various types of rags, different types of cleaning solvents, and required safety equipment.
  • Constant need (66% to 100% of the time) to be on feet.
  • Have constant need (66% to 100% of the time) to perform the following physical activities:
  • Bend/Stoop/Squat/Kneel: Perform routine maintenance/repairs, pick up debris.
  • Climb Stairs: Routine duties require access to 2nd and 3rd floor apartments.
  • Reach Above Shoulder: Perform routine cleaning.
  • Grasp/Grip/Turning: Handle tools and equipment, perform routine groundskeeper duties.
  • Finger Dexterity: Handle tools and equipment, perform routine groundkeeper duties.
  • Lifting/carrying (supplies, blower, ladders, etc.): 50lbs.
  • Occasional exposure to paint fumes, solvents, adhesives, etc.
  • Frequent need to see things clearly beyond arm's reach.
  • Hearing - Frequent need to receive instructions from residential management.
  • Speaking - Constant need to verbally communicate with staff and residents.
  • Vision: Constant need (66% to 100% of the time) to observe areas needing attention/correction.
  • Vision: Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach.

Responsibilities

  • Responsible for meticulous upkeep of grounds, amenities (i.e. pool areas, common rooms), laundry rooms, mail areas, building exteriors and leasing office, parking lots, and other community buildings.
  • Assist in the cleaning of available units and/or models.
  • Assist maintenance team with snow removal (if applicable).
  • Report any maintenance concerns for repairs on available units, models, clubhouse, and/or common areas to the Property Manager.
  • Will periodically enter occupied units to assist with maintenance service requests.
  • Transfers trash and other items left outside of dumpster into dumpster. Pick-up and sweep area. Keeps dumpster doors closed on windy days.
  • Must be able to move/push/pull dumpster in order to clean dumpster area.
  • Maintain cleanliness in walkways to and from, and in-between buildings.
  • Maintain cleanliness of parking lots and drives.
  • Cleans and rakes shrub areas; shovels mud when necessary.
  • Ability to use 50lb.back pack type blower daily is a requirement for this position.
  • Remove trash from office areas and apartment community perimeter on a daily basis.
  • Meticulously maintain curb appeal by walking site.
  • Assist management team with other various tasks as requested.
  • Adhere to the company’s safety program, policies and procedures and hazard communication program.
  • Maintains awareness of proper safety precautions at all times.
  • Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
  • Insures that storage areas remain locked when not in use.
  • Notifies office if utility shut offs are happening.
  • Uphold all company policies, goals and values.
  • Must be able to watch training videos.
  • Represent the community in a professional manner at all times, whether on or off the property.
  • Distributes resident communications door to door (i.e. upcoming events, pest control notices, newsletters, etc.).
  • Contribute to resident retention programs.
  • Responsible for insuring efficient and courteous response to all resident requests.
  • Responsible for insuring a professional appearance and manner.
  • Uphold all company policies, goals and core values.
  • Participate in company training classes and meetings as required.
  • Represent the community in a professional manner at all times, whether on or off the property.
  • Special projects or additional duties assigned by supervisor that are essential for the operations of the property.
