About The Position

The Porter / Groundskeeper is responsible for maintaining the cleanliness, safety, and overall curb appeal of the property’s grounds and common areas. This role ensures the community presents a well-maintained and professional appearance at all times while supporting the maintenance team as needed

  • High school diploma or GED equivalent preferred.
  • Ability to operate basic hand tools and cleaning equipment.
  • Basic knowledge of Microsoft products such as outlook emails
  • Open to adapt and learn employment technology

Nice To Haves

  • Prior groundskeeping, janitorial, or property maintenance experience a plus.
  • Some technological experience such as timekeeping apps and other employment apps is a plus

Responsibilities

  • Grounds & Exterior Maintenance Pick up trash from grounds, parking areas, and property perimeters daily.
  • Sweep sidewalks, breezeways, clubhouse entries, and parking areas.
  • Sweep and maintain dumpster areas; power wash quarterly.
  • Paint curbs, stripe parking lots, and paint speed bumps as needed.
  • Control and eliminate weeds.
  • Straighten all exterior signage.
  • Replace breezeway light bulbs.
  • Maintain mailbox areas and other shared spaces.
  • Pool & Amenity Area Maintenance Clean and maintain pool area, including furniture and deck.
  • Empty trash receptacles in amenity areas.
  • Hose down or sweep pool deck; power wash quarterly.
  • Scrub pool sides as needed.
  • May assume full responsibility for pool maintenance (where applicable).
  • Common Area & Facility Upkeep Empty and maintain laundry room trash receptacles.
  • Clean fluorescent light panels in laundry rooms.
  • Keep maintenance room floors clean and organized.
  • Ensure all common areas remain clutter-free and presentable.
  • Unit Turn & Operational Support Trash out vacant units.
  • Assist maintenance technicians under Lead Maintenance supervision.
  • Deliver notices and newsletters to resident doors.
  • Support special projects as assigned.
  • Customer Service & Professional Standards Provide courteous and professional service to residents.
  • Maintain professional appearance at all times.
  • Promote a positive image of the property.
  • Perform other duties as assigned.
  • Other Projects and Duties Complete additional projects assigned by the Senior Leadership or Regional Supervisor as the business needs may arise.
  • Key Accountabilities Maintain daily cleanliness and safety of all grounds and common areas.
  • Support property curb appeal and resident satisfaction.
  • Assist maintenance team with operational needs.
  • Ensure compliance with safety standards and company policies.
  • Contribute to a positive community environment through professional service.
