Manages the maintenance and groundskeeping functions within an account and coordinates activities of skilled trades. Oversees vendors: housekeeping, pest control, security, trash and recycling.
Manages each skilled trade such as electrical, plumbing, HVAC, general facility maintenance for corrective, emergency and preventative maintenance, and other assigned general maintenance operations.
Oversees the facilities maintenance, repairs, renovations and construction activities, and coordinates the activities of the trades to utilize staff, materials, and equipment effectively and efficiently.
Performs the maintenance portion of the Program Audit, prepares Plans for improvement and Best Practices.
Develop and be accountable for a safety culture that creates a work environment where no one gets hurt.
Creates and develops a relationship with the client and campus community in conjunction with Facility Director (if applicable).
Tours and inspects the facility to ensure total quality management requirements in maintenance.
Maintains department budget, reporting weekly and monthly financial information in conjunction with Facility Director (if applicable).
Hires, guides, trains, and gives technical assistance to supervisors and employees engaged in facilities operations.
Communicate with all levels within the organization and with all external vendors and contractors.
Responsible for implementation of human resources policies and procedures in conjunction with Facility Manager (if applicable).
Ensures compliance with all OHSA and environmental regulations and other local, state, and federal government regulations.
Responds to request of client, Facility Director, District Manager, Regional Vice President, and Corporate Staff.
Ensures compliance with all Corporate Safety regulations and procedures.
Develops with the Facilities Manager a Monthly Joint Review (MJR) to review operational accomplishments and opportunities for development.
Responsible for work orders, Preventative Maintenance schedules, and the accuracy of the building information in the computerized management system.
Responsible for developing and managing a successful preventive maintenance program.
Network with fellow managers and share best practices.
Conducts training based on equipment specific to the facility.
Ideal candidate will possess a bachelor's degree or experience as well as technical knowledge of maintenance equipment and capital project activities.
The ability to manage in a diverse environment with focus on client and customer services is essential to success in this role.
Experience managing skilled, semi-skilled and non-skilled trade personnel in a union and/or non-union environment is required.
Strong financial analysis and interpretation skills and computer skills are necessary.
P&L accountability and/or contract-managed service experience is highly desirable.

Holds a Certified Plant Maintenance Manager designation or equivalent preferred.
