The purpose of this classification is to perform planning and research work in the County Public Development Department, Planning Division. Reviews subdivision, commercial and industrial development plans to ensure compliance with applicable County regulations, ordinances and policies, explaining and interpreting ordinances as necessary. Researches, compiles and analyzes data and prepares reports. Analyzes and responds to zoning questions in compliance with local and state ordinance, regulations, and laws. Conducts meetings with citizens, developers, and other interested groups to discuss planning issues. Ensures compliance with the UDC. Reviews and submits DRI applications.

  • Plans and researches work in the County Public Development Department, Planning Division.
  • Reviews subdivision, commercial and industrial development plans to ensure compliance with applicable County regulations, ordinances and policies, explaining and interpreting ordinances as necessary; renders plan approval or denial.
  • Researches, compiles and analyzes data and prepares reports.
  • Analyzes and responds to zoning questions in compliance with local and state ordinance, regulations, and laws.
  • Conducts meetings with citizens, developers, and other interested groups to discuss land use, UDC issues, and related planning issues; provides code information and interpretation.
  • Ensures compliance with the UDC.
  • Reviews and submits DRI applications.
  • Reviews applications for all E911 Addressing requests and fulfills the addressing policy for the county.
  • Coordinates the addressing process with the GIS Address Coordinator.
  • Reviews conservation easements, natural resource easements, covenants, HOA documents and related information for consistency with the UDC, rezoning conditions and development plans; reviews and approves exemption plats per UDC requirements.
  • Performs related administrative tasks in support of division operations; prepares staff reports to support various issues including variance applications, rezoning applications, and land use amendment applications; reviews building and construction applications.
  • Attends BOA, Planning Commission and BOC meetings, as needed.
  • Conducts site visits to analyze subdivision, commercial, and industrial projects for consistency with the approved construction plans and the adopted codes prior to final plat approval or issuance of certificate of completion.
  • Attends magistrate court as a witness for the County on planning and development code compliance issues.
  • Operates a personal computer, printer, fax, scanner, copier, and other equipment as necessary to complete essential functions, to include the use of word processing, spreadsheet, database, or other system software.
  • Bachelor's Degree in planning, geography, or a related field.
  • One to two years of experience in rural and/or urban planning at the local government level.
  • Any equivalent combination of training and experience which provides the required skills, knowledge and abilities.
  • GIS experience preferred.
