About The Position

PGIM Real Estate Loan Services is seeking an Investment Analyst to join the 3-year PGIM Real Estate Investment Analyst Program. You will be part of a team responsible for supporting portfolio and asset managers across the U.S. Non-Core Debt Fund, various single client institutional accounts, as well as a high yield general account platform. You will participate in the management of a short-term, leveraged portfolio of bridge, pre-stabilized, transitional mortgage loans, mezzanine loans, ground-up construction, and preferred equity transactions. This team aims to be highly collaborative, innovative, highly organized, and committed to providing exceptional service to our customers. This role can be based in either Dallas, Texas or Atlanta, Georgia and we currently follow a hybrid work model that requires 3 days working from the office location.

Requirements

  • Bachelor's degree from a top undergraduate business, real estate, or related program.
  • A concentration/major in Finance and/or Real Estate is preferred.
  • Minimum GPA of 3.0.
  • Proficiency with Microsoft Office including Excel, Word, PowerPoint, and Outlook.
  • Strong quantitative skills and demonstrated analytical ability.
  • Strong organizational skills and ability to multitask in a fast-paced environment with competing priorities.
  • Ability to work independently and in a team-oriented, collaborative environment.
  • Excellent communication skills both verbally and in writing.
  • Outstanding attention to detail.
  • Proactive attitude.

Responsibilities

  • Assist investment professionals in analyzing historical monthly & quarterly property operating performance.
  • Provide written analysis identifying key trends and issues while noting any corresponding mitigants and explanations.
  • Build cash flow forecasting models.
  • Prepare & submit borrower requests for approval via credit action memos.
  • Monitor ongoing loan covenants.
  • Monitor business plans across multiple property types to assist the investment professionals' reporting obligations.
  • Utilize proprietary technology infrastructure in conjunction with Power BI.
  • Provide analytical support to senior members of the team on a wide variety of assignments including cash flow modeling, risk analysis, and various internal & external reporting obligations.
  • Participate in ad hoc special projects.
