We are seeking a reliable, detail-oriented, and customer-focused Part-Time Property Manager to oversee the daily operations of a residential rental property in Berkeley. The ideal candidate will be responsible for managing tenant relations, coordinating maintenance, ensuring lease compliance, and maintaining a high standard of service and occupancy. This is an excellent opportunity for someone with strong organizational skills who is looking for flexible hours in a dynamic property management environment.

  • Serve as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests promptly and professionally.
  • Coordinate and follow up on maintenance and repair work with vendors and contractors.
  • Conduct regular property inspections to ensure safety, cleanliness, and compliance with local housing regulations.
  • Manage leasing process, including showing units, screening applicants, preparing lease agreements, and handling move-in/move-out procedures.
  • Enforce lease terms and assist with rent collection and late payment follow-ups.
  • Maintain accurate records, including tenant files, lease agreements, maintenance logs, and rent payments.
  • Ensure compliance with city, state, and federal housing regulations
  • 1-2 years of experience in property management, real estate, or a related field (student housing experience is a plus).
  • Strong interpersonal and communication skills.
  • Ability to work independently and manage time effectively.
  • Familiarity with California landlord/tenant laws and Berkeley rent control ordinances (preferred).
  • Proficiency in property management software (e.g., AppFolio, Yardi, Buildium) is a plus.
  • Basic knowledge of maintenance processes and vendor coordination.
  • Must live locally or within reasonable distance of Berkeley.
  • Bilingual (English/Mandarin) is a plus.
