About The Position

I. BASIC FUNCTION

A. Responsible for painting interior units and exterior when needed

B. Assist in other types of maintenance when needed

II. RELATIONSHIPS

A. Reports to Maintenance Supervisor

B. Maintain professional relationships with other staff members, working closest with other maintenance workers

III. RESPONSIBILITIES

A. MAKE READY PAINTING:

1. Satisfactorily completes interior painting for future move ins and all other areas of the property upon request following company policy and procedures:

2. Preps area assuring that overspray or paint drips will not damage carpeting, cabinets, counter tops, tiles, sinks, light fixtures, etc.

3. Preps painting surface area making sure that all nail holes, cracks, etc. are filled in for a smooth, clean looking surface

4. Cleans up work area thoroughly when jobs are complete

B. OTHER:

1. Assist in maintaining inventory of tools, equipment and supplies

2. Picks up trash on property as necessary

3. May push, pull, lift, or carry items that require movement before painting including sofas, washer/dryer units etc

4. Reports on all needed supplies/repairs to Maintenance Supervisor

5. Assists with other types of maintenance when necessary

6. Maintains Key Control according to Capital Assets Company Policy

7. Utilizes the Time Keeping System in place by Capital Assets

C. PHYSICAL CAPABILITIES:

A. I have the physical capability to climb a 30-foot ladder when necessary

B. I have the physical capability to complete repairs that are located on a roof when necessary

C. I have the physical capability to perform repetitive tasks (incl. painting with brush, roller, supporting roller extension)

D. I have the physical capability to walk for an extended period of time when necessary

E. I have the physical capability to bend and squat when necessary

F. I have the physical capability to properly lift objects (incl. paint buckets) up to 50 lbs and carry up and down stairs when necessary; lift objects over 50 lbs when necessary, with assistance

G. I have the physical capability to walk up and down stairs and carry equipment/supplies when needed

IV.QUALIFICATIONS

A. Full-time painting experience

B. Carpentry/sheetrock experience is required 

C. Posses’ reliable transportation

D. I have my own basic set of hand tools to perform my job duties

E. I have good safety habits

F. I perform in a courteous manner when working under pressure

G. I am compatible with wide range of people

H. I demonstrate a positive, team player attitude and deliver 100% Customer Service at all times

Requirements
