About The Position

The OR-PM does not replace the General Contractor (GC) or the design team but instead audits their work, enforces Owner policies, and troubleshoots issues in the field to protect the project's schedule and budget. You are the primary bridge between the site's daily activities and the Owner’s corporate management.

Requirements

  • Advanced Project Controls: Experience auditing integrated P6 schedules, performing delay analysis, and managing cash flow projections.
  • Technical Literacy: The ability to review complex drawings and specifications, identify discrepancies, and understand building codes and AHJ requirements.
  • Data Center/Mission Critical Experience: Knowledge of the Level I-V commissioning process and "Facility Ready" milestones common in large-scale infrastructure projects.
  • Contractual & Financial Acumen: Skilled in bid leveling, negotiating claims/financial settlements, and coordinating independent financial audits.
  • Stakeholder Communication: Experience leading OAC (Owner, Architect, Contractor) meetings and providing high-level management reporting to stakeholders.
  • Field Presence: This is an on-site role that requires active monitoring of construction procedures and staging operations.
  • Must be able to walk, stand, stoop, twist, bend, and climb stairs or ladders for extended periods while navigating uneven, unpaved, or obstructed terrain.
  • Must be able to lift, carry, push, or pull up to 50 pounds on an occasional basis.
  • Must be able to drive between job sites and access all areas of an active construction zone, including raised platforms, scaffolding, and confined spaces.
  • Must be able to tolerate exposure to outdoor weather conditions, dust, and construction-related noise, vibrations, and odors.
  • Must be able to communicate effectively with contractors, engineers, and site personnel, and maintain situational awareness in high-activity environments.
  • Personal protective equipment (PPE), including hard hats, safety vests, hearing protection, and steel-toe boots, is required.
  • Must have sufficient visual acuity to read drawings, specifications, and safety signage, and to observe site activity.
  • Demonstrated ability to communicate effectively in a professional work environment, including preparing written reports and documentation, conveying information clearly to team members, clients, and stakeholders, and responding appropriately to verbal and written communications related to job duties.
  • For roles that require on-site presence or travel between work locations as an essential function of the position, candidates must possess and maintain a valid driver’s license appropriate for the role and be eligible to operate a motor vehicle in accordance with applicable laws.

Responsibilities

  • Risk & Issue Management: You are responsible for identifying risks to safety, quality, budget, and schedule, maintaining a detailed Risk Log, and hosting quarterly sessions to mitigate these threats.
  • Schedule & Budget Audit: While others do the core tracking, you audit the GC’s P6 schedules for flaws, evaluate progress against milestones, and review contractor claims and invoices for accuracy.
  • Procurement Oversight: You establish timelines for hiring consultants and vendors, manage the "bid leveling" process for subcontractor selection, and ensure Owner contract principles are included in all tier-one and tier-two contracts.
  • Design & Constructability: You review design documents (BOD, SD, DD, CD) for conformance with Owner requirements and provide input on "means and methods," such as site access plans and material selection.
  • Commissioning (Cx) & Quality: You manage the Commissioning Agent’s test plan (Levels I through V), track deficiencies in a Commissioning Issues log, and ensure all systems are "Facility Ready".
  • Safety Leadership: You ensure the GC and trades promote a behavioral-based safety culture and perform regular field audits to enforce compliance.
  • Action Item Log: Tracking daily "what, when, and who".
  • Milestone Management Log: Extracted from the P6 file to keep the team on course.
  • Procurement Log: Tracking major goods and service purchases.
