About The Position

Oracle Property Manager Functional Consultant to support and optimize its Oracle E-Business Suite Property Manager (R12.2.11) environment. The primary responsibility of this role is to review and assess existing system setups and configurations, conduct discovery sessions with key stakeholders, identify operational pain points, and recommend and implement effective solutions. The consultant will play a hands-on role in system enhancements, functional configuration, User Acceptance Testing (UAT), end-user training, and production cutover support. Key responsibilities include gathering and documenting business requirements, configuring Oracle Property Manager and related accounts Payable processes, ensuring seamless integration with other Oracle Financials modules

Requirements

  • 10+ years of experience with Oracle EBusiness suite R12.x
  • Strong functional knowledge of property management, leasing, billing, and property accounting, property types and lease structures, rent increases (CPI-based, fixed, step increases, Rent normalization
  • Knowledge of accounts payable and accounts receivable.
  • Proven experience conducting functional analysis and system testing
  • Experience writing and executing test scenarios and test cases
  • Hands-on experience using JIRA for test management and defect tracking
  • Proficiency in advanced Microsoft Excel (e.g., pivot tables, formulas, data analysis)
  • Strong oral and written communication skills, including the ability to document processes clearly and professionally
  • Ability to work effectively with diverse stakeholder groups, including Accounting, real estate and operational departments.

Responsibilities

  • Gather, analyze, and document business requirements related to property management, leasing, billing, rent increases and property accounting
  • Review and improve timely rent billing, recoveries, escalations, lease terms, and property hierarchies.
  • Identify process improvements and recommend best practices within Oracle
  • Configure Rent increase process, reports and reconciliations
  • Streamline integrations from Oracle Property Manager module to AP, AR and GL
  • Perform functional unit testing and support system, integration, and user acceptance testing (UAT).
  • Assist with production deployment, cutover planning, and post-go-live support.
  • Build user guides and standard operating procedures for the business users
