Operations Manager - JLL What this job involves - As an Operations Manager at JLL, you'll play a pivotal role in driving operational excellence across our facilities management portfolio. You'll be responsible for overseeing day-to-day operations, ensuring seamless service delivery, and leading teams that keep our clients' properties running at peak performance. This position requires someone who can balance strategic thinking with hands-on execution, managing vendor relationships, optimizing processes, and maintaining the highest standards of safety and compliance. Requirements

  • Associates or Bachelors degree or equivalent facilities management experience
  • 5+ years of facilities management, operations, or experience managing trades programs
  • Knowledge of building systems, HVAC, electrical, mechanical and services
  • Superior client relationship management skills
  • Strong leadership, supervisory and people management skills
  • Ability to plan and manage financials within budget and time constraints
  • Experience with managing multiple vendors and small capital projects
  • Computer proficiency with MS Office and Computerized Maintenance Management System (CMMS)

Responsibilities

  • Proactively develop and manage client relationships, ensuring service level agreements and Key Performance Indicators are met or exceeded while delivering exceptional quality as reflected by client feedback
  • Manage all sites within the portfolio in accordance with agreed policies, procedures, contract scope, and compliance requirements including health and safety, environmental, and risk management standards
  • Oversee repairs and maintenance, minor works, work ticket tracking, and small construction projects while supporting occupancy planning for moves, adds, and changes
  • Identify and recommend opportunities for improved operational efficiencies in both processes and costs to drive continuous improvement across the portfolio
  • Manage vendor relationships including training, performance monitoring, billing, and contract compliance, documenting and escalating instances of poor performance
  • Serve as the building's primary point of contact for notifications, escalations, and emergencies with 24/7 availability for on-site emergency response
  • Achieve or exceed financial targets by managing operational expenditure within approved budgets, identifying cost efficiencies, and overseeing OPEX purchase order approvals
  • Manage vendor payments using available systems while ensuring compliance with all financial policies, procedures, and delegated authorities
  • Lead, develop, and supervise a high-performing team through excellent onboarding, training, team building, performance management, and personal development planning
  • Foster an environment of teamwork, cooperation, and performance excellence while sharing innovations and best practices across the account portfolio and serving as an ambassador for JLL's core values
