Responsibilities

• Develop and implement strategies to improve operational performance in areas such as operating expense ratio and maintenance/repair cost reduction.
• Manage vendor relationships, maintaining an evolving list of trusted contractors for maintenance and repair work.
• Streamline tenant turnover processes through data analysis and system improvements.
• Collaborate with the team to optimize workflows and property management software (e.g., Buildium).
• Track, analyze, and report on key performance indicators (KPIs).
• Supervise subcontractors to ensure construction activities are completed on time and within budget.
• Provide project management oversight, coordinating between stakeholders to ensure alignment.
• Collaborate with accounting teams to verify and process construction-related invoices promptly.
• Monitor project timelines and budgets, proactively addressing delays or cost overruns.
• Ensure all construction work meets or exceeds company quality standards.
• Oversee tenant turnover rehab projects, ensuring a seamless and high-quality process.
• Lead and motivate teams to achieve operational excellence.
• Conduct quarterly performance reviews and provide constructive feedback.
• Schedule and facilitate regular team and department meetings.
• Develop and improve scheduling processes for work orders, inspections, and project timelines.
