About The Position

We’re looking for an Operating Engineer to lead building maintenance and operations across our brand new seven-floor headquarters in NYC — blending thoughtful planning, modern systems, and hospitality-first service to ensure every employee, member, and guest feels confident and cared for. You'll be responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for the property. This includes day-to-day preventive and corrective maintenance, monitoring building system operations, managing fire safety systems, maintaining a clean and safe working environment, overseeing work completed by outside contractors, conducting routine assessments, and ensuring compliance with all applicable codes, regulations, and company directives.

Requirements

  • 5+ years of operating engineering experience in a commercial office or Class A building environment.
  • Deep understanding of building systems, including HVAC, electrical, plumbing, and fire safety.
  • Working knowledge of federal, state, and local building codes and regulations
  • Building automation system (BAS) and computerized maintenance management systems (CMMS) experience.
  • S-12 (Sprinkler), S-13 (Standpipe), S-95 or F-89 and ​​Q-01/Q-99 Refrigeration Machine Operator license preferred.
  • Physical ability to move and lift heavy objects of 50+ lbs.
  • Flexibility to work weekends, extended hours, and respond to emergencies as needed.

Responsibilities

  • Oversee physical building operations for our 7-floor public and private office, with a focus on maintaining an environment that’s safe and efficient.
  • Perform preventive and corrective maintenance on all MEP (mechanical, electrical, and plumbing) systems to ensure optimal performance and minimal downtime.
  • Monitor and operate building automation systems, adjusting controls as needed to optimize energy efficiency and occupant comfort.
  • Respond to maintenance requests and troubleshoot equipment issues quickly and effectively.
  • Conduct daily rounds and inspections of mechanical rooms, electrical closets, and building systems to identify potential issues before they escalate.
  • Manage fire safety and life safety systems, including sprinklers, standpipes, and fire alarms.
  • Coordinate with and oversee outside contractors performing specialized maintenance or repair work.
  • Maintain accurate logs and records of all maintenance activities, equipment readings, and system performance.
  • Support special projects and installations as needed to enhance building functionality
  • Serve as the on-call emergency contact, able to respond 24/7 to urgent building issues.
