About The Position

Operations Department The Site Operations Department is responsible for the overall health and wellbeing of all mechanical and electrical systems, building maintenance, customer service and performance of all data modules at each campus. The teams are staffed 24 x 7 on site with Critical Facilities Engineers (CFEs) on each shift. These teams are the face of Vantage to our customers and the first line of defense regarding the uptime of our campus as well as the general health of our customer installations. Using a Critical Maintenance Management System (CMMS) to plan and track needed work, each campus Site Operations department manages all preventative and corrective maintenance on-site for our campuses located throughout North America. Our culture expects and rewards operations teams that engage directly with the customers and the facility infrastructure. These teams do most of the work themselves versus calling out constantly to vendors. As a result, we provide superior service that is faster and more cost effective. We prove that service through transparent reporting on all key performance metrics, allowing the customers the ability to focus on their operations without having to manage the performance of the facilities. Position Overview The Operations Asset Specialist is responsible for the implementation and ownership of the enterprise-wide asset management program, including the development and optimization of processes for CMMS tracking. This role works closely with Reliability Engineers, Site Operations, and various departments to implement procedures and systems that ensure efficient maintenance, repair, and replacement of physical assets throughout their lifecycle. You will collaborate with Site Operations teams to collect information, identify improvement opportunities, and develop standardized workflows that enhance asset reliability and cost-effectiveness. A key focus of this position is optimizing asset performance while minimizing maintenance costs and ensuring seamless CMMS tracking. Additionally, you will provide ongoing support for CMMS-related processes, ensuring alignment with organizational goals and operational efficiency.

Requirements

  • Bachelor’s degree in engineering or related field, or equivalent work experience required
  • A minimum of 5 years of experience in enterprise asset management, maintenance engineering or maintenance management.
  • Strong understanding of regulations and industry standards related to asset management (ISO 55000).
  • Experience using metrics and data to drive decision making
  • Excellent communication and interpersonal skills
  • Proficient in the use of EAM software, CMMS software, and other related software.
  • Ability to work in a cohesive environment and promote collaboration across the team.

Nice To Haves

  • SMRP certification (CRL, CMRP, CMRT, etc.) or ASQ CRE a plus.
  • Experience in the data center, manufacturing, or process industry is a plus
  • Experience working with Service Now is valuable

Responsibilities

  • Develop and implement an enterprise-wide asset management strategy
  • Update and maintain an inventory of all physical assets in the EAM/CMMS system
  • Use data analytics and metrics to drive decision making and optimize asset performance
  • Connect with team members to understand requirements, find opportunities, and ensure alignment with overall business objectives
  • Continuously improve the asset management program through research, analysis and implementation of standard processes
  • Take ownership of existing asset data quality, lead asset data gathering and improvement plans
  • Support integration from existing CMMS tool to a new platform.
  • Participate in developing training for users
  • Collaborate with cross-functional teams to streamline workflows and enhance system usability
  • Develop and implement policies and procedures for asset management across the organization.
  • Collaborate multi-functionally with Procurement, Design Engineering, Construction, and Operations to ensure the EAM system is properly deployed at new sites and upgraded at existing sites.
  • Establish processes and procedures for the management of assets, including maintenance scheduling, repair, and replacement
  • Provide Equipment Lifecycle cost analysis and end of life forecasting and replacement cost analysis
  • Collaborate with teams to ensure the EAM/CMMS is being used effectively and efficiently
  • Provide training and support for the organization's asset management processes and procedures.
  • Configure and maintain the EAM/CMMS, including setting up users, equipment, and work orders
  • Train users on how to use the EAM/CMMS, including standard processes for entering data and creating work orders.
  • Generate reports and analyze data to identify trends and areas for improvement
  • Review and revise existing EAM/CMMS processes as needed
  • Maintain accurate and up-to-date documentation for the EAM/CMMS
  • Monitor and track asset performance, including identifying trends and areas for improvement.
  • Collaborate across departments to ensure timely and effective maintenance of assets
  • Handle relationships with vendors and contractors providing asset management services
  • Manage data migration tasks when integrating with other systems or upgrading the CMMS
  • Analyze CMMS data to identify key metrics and performance indicators
