The Operating Engineer is responsible for operating, maintaining, and repairing facility MEP equipment and may provide opportunities for growth in the engineering or facilities management field. You will work as part of an engineering team of 10+ at a multi-building property managed 24/7 by JLL.

  • Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems.
  • Monitor operation, adjust, and maintain refrigeration, chilled water, reverse osmosis system, air compressor systems, and air conditioning equipment.
  • Record readings and make adjustments where necessary to ensure proper operation of equipment.
  • Report any problems/malfunctions found and analyze the operation of various systems to determine the cause of any issues.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Maintain a clean and safe workplace.
  • Oversee the activities of contractors working within the building.
  • Keep records of building rounds and readings, all engineering logs and engineering data sheets.
  • Inform contractors about the building's critical functions and the work they are to perform.
  • Understand and comply with emergency escalation procedures.
  • Ensure that the Critical Facility Work is well understood among the building staff, engineers, tenants, and contractors.
  • Provide engineering support for the development of complex utility/electrical/mechanical switching scripts and procedures.
  • Implement and coordinate the Preventative Maintenance Program as directed by the Engineering Manager.
  • Assist with regulatory inspections such as Environmental audits and OSHA inspections.
  • Field complaints/concerns from client employees/tenants/groups within the critical facilities.
  • High School diploma or GED equivalent or technical training/degree.
  • 3 years (+) experience in facilities operations, maintenance, and engineering.
  • Technical knowledge and understanding of critical environments, including R&D Facilities, production sites, HVAC, uninterruptable power supplies, and associated infrastructure.
  • Knowledge of energy management and sustainability programs, processes, procedures, and metrics.
  • Working knowledge and application of Computerized Maintenance and Management Systems (CMMS), Building Automation Systems (BAS), and Building Control Systems (Direct Digital Control (DDC)).
  • Proficient in computer applications and software such as MS Office and email.
  • Operating Engineer (BOC) or other applicable licenses.
  • Universal CFC's license or ability to obtain one within 90 days.
  • An 01, 07, or 06A Electrical license.
