Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). This role encompasses maintaining a clean and safe working environment, performing regular rounds, conducting routine assessments, and executing day-to-day preventive and corrective maintenance tasks. The Operating Engineer is also responsible for general upkeep such as painting and housekeeping for assigned properties. Key duties include performing all plumbing, electrical, or HVAC requirements of the building(s), maintaining various heating and cooling equipment like chillers, DX units, pumps, cooling towers, and air distribution systems. The position requires monitoring and adjusting mechanical/pneumatic equipment, control gauges, valves, and thermostats to ensure a comfortable environment. Verification of field conditions and necessary repairs, along with monitoring Energy Management, are also critical. General property repairs, such as fixing doors, ceilings, hand railings, and floors, are part of the role. Preventive maintenance is a significant aspect, involving tasks like changing filters, cleaning coils, greasing bearings, inspecting belts, and monitoring water chemical treatment. The engineer will regularly inspect engine room, fan room, and electrical equipment, as well as various pumps and the back-up generator. Ensuring fire and life safety, including checking emergency exits and conducting inspections per NFPA and local jurisdiction standards, is also a core responsibility. The role requires documenting activities, responding promptly to emergency situations and customer concerns, and adhering to all applicable codes, regulations, and company directives, including annual safety training and uniform dress code.
