Operate, monitor, and maintain all base building and critical facility systems including electrical, HVAC, fire/life safety, plumbing, UPS, generators, chillers, and emergency backup systems. Perform preventive and proactive maintenance on physical plant equipment (chillers, pumps, generators, UPS, cooling towers, batteries, PDUs, etc.). Log UPS, PDU, and chiller readings into power management systems and prepare maintenance reports. Monitor BMS systems locally and remotely; respond to alarms and emergency situations per SOP/MOP/EOP procedures. Support customer work orders including rack power usage, site installs, cage modifications, lighting repairs, and routine tenant requests. Coordinate with outside vendors and contractors; maintain detailed work logs and documentation. Read and interpret technical drawings, schematics, and building plans. Perform testing activities such as generator/load bank testing, breaker amperage readings, infrared scans, smoke detector drills, and facility load transfers. Ensure compliance with all Federal, State, and Local codes and safety regulations. Maintain organized building records and communicate across departments regarding work orders and customer requests. Act as Fire Warden during assigned shifts when required. Operate snow plowing and grounds equipment as needed. May participate in on-call rotation. Perform additional duties as assigned by management.
