The Operating Engineer is responsible for ensuring the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties. This includes maintaining a clean and safe working environment, performing routine assessments and rounds, and executing day-to-day preventive and corrective maintenance tasks such as painting and general housekeeping. The role encompasses all plumbing, electrical, and HVAC requirements, including the maintenance of heating equipment, chillers, pumps, cooling towers, and air distribution systems. The engineer will monitor and adjust various mechanical and pneumatic equipment, control gauges, and thermostats to maintain a comfortable building environment. Key duties also involve verifying field conditions, performing necessary repairs, monitoring energy management, and conducting general property repairs on elements like doors, ceilings, and floors. Preventive maintenance is performed in accordance with C&W standards, manufacturer recommendations, and industry best practices, covering tasks like filter changes, coil cleaning, and bearing greasing. Regular inspections of critical equipment such such as engine room equipment, fan room equipment, cooling towers, motors, and various pumps are essential. The role also requires replacing lamps and fixtures, ensuring rooms are clear of obstructions, checking emergency exit signs, and performing fire and life safety inspections. Documentation of activities, immediate response to emergencies (fire, evacuation, equipment failure), and addressing customer concerns are also part of the job. Compliance with all applicable codes, regulations, governmental agency, and company directives, along with practicing safe work habits and completing required safety training, is mandatory. The engineer must also adhere to the C&W Uniform Dress Code.
