Operating Engineer – JLL What this job involves: As an Operating Engineer at JLL, you will play a critical role in maintaining and optimizing the performance of commercial facility systems. This position requires strong technical expertise in one primary craft area—Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations—while maintaining multi-skilled capabilities across other disciplines. You will be responsible for the day-to-day operation, maintenance, troubleshooting, and repair of complex building systems, ensuring facilities operate at peak performance and meet applicable safety and quality standards. This hands-on role is essential to delivering exceptional facility management services and maintaining the operational excellence that JLL clients expect.

Requirements

  • Four or more years of experience maintaining and repairing commercial building systems, demonstrating technical proficiency across multiple trades.
  • Proven ability to analyze the operation of various commercial or industrial Mechanical, Electrical, Plumbing, and HVAC systems, accurately diagnose problems and malfunctions, and implement effective corrective action.
  • EPA 608 Type II Certification (current and valid).
  • Working knowledge of computer applications including Microsoft Word and Excel for documentation, reporting, and communication purposes.
  • Physical capability to perform demanding tasks including prolonged periods of bending, kneeling, squatting, standing, and reaching, as well as ability to work in varying environmental conditions.

Nice To Haves

  • EPA 608 Universal Certification demonstrating comprehensive refrigerant handling expertise.
  • Completion of two years of trades schooling with focus on electrical system design, refrigeration, and HVAC systems.

Responsibilities

  • Operate, maintain, troubleshoot, and repair facility equipment including Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to ensure compliance with applicable standards and optimal performance.
  • Perform preventative maintenance on HVAC systems and associated equipment, including cleaning, inspecting, calibrating, and replacing components to maintain peak operational efficiency.
  • Monitor and record equipment readings, making necessary adjustments to ensure proper operation and addressing any anomalies promptly.
  • Manage facility services including preventative maintenance scheduling, purchasing and inventory control, general maintenance activities, and oversight of contracted maintenance work quality and pricing.
  • Maintain compliance with departmental policies regarding safe storage, usage, and disposal of hazardous materials while keeping the workplace clean, organized, and safe.
  • Conduct periodic checks of tool and instrument inventory to ensure all necessary equipment is available and in proper working condition.
  • Perform physical tasks including bending, sitting, kneeling, squatting, standing, reaching, and laying for extended periods to access equipment components, potentially working in varying environmental conditions including heat, cold, rain, and during both day and night shifts.
